On January 18, 2018, a 6 bedroom & 6.5 bath, 8280 square foot home in Martis Camp sold for $8,800,000, marking the second highest sale on record in the Martis Camp community. The home is located at 8330 Valhalla Drive. In 2012, California passed proposition 55, which increased the top tax rate for high-income Californians to 13.3%. In 2013, the single-family home sales in Incline Village and Crystal Bay jumped 36%, from 151 to 205 homes sold. Californians currently face another tax blow from the recently passed federal tax bill.

The North Lake Tahoe 2017 real estate market was marked by strong sales volume and a general rise in median prices. All micro-regions showed growth in sales of single-family homes, with both Truckee and Incline Village reaching their highest sales volume in 12 years.

Real estate sales showed significant growth this December as compared to the previous year. Each micro-region showed at least 50% growth in number of homes sold. Additionally, each micro-region showed an increase of homes currently in contract, representing strong activity in the market and strong interest in Lake Tahoe real estate.

Looking at November 2017 real estate sales compared to November 2016 sales, we see significant growth. Most notably, in each micro-region examined, we see increases in the number of homes currently in contingent or pending status. Notable increases also include a 67% increase in number of single-family homes sold in Truckee as well as a 31% increase in units sold in the Tahoe Sierra MLS which includes single-family Homes in California on Lake Tahoe’s north and west shores and in Truckee, Donner Lake, Northstar, Olympic Valley, and Alpine Meadows.

Looking at the Tahoe Sierra MLS which we define as single-family homes in California on Lake Tahoe’s North and West shores and in Truckee, Donner Lake, Northstar, Olympic Valley, and Alpine Meadows, sales volume rose 49% with 152 homes sold in October 2017 compared to 102 homes sold in October 2016.
