Amidst the picturesque Sierra Mountain Range, Rocky Roost is a unique, lakefront home perched amongst the massive boulders of the north shore in Brockway, California, near the Nevada state line. This cedar bark-sided home traces its history back to the Gatsby era of the Warm Springs Hotel, which was located on the western part of Brockway Point and eventually neighbor to the famous Cal Neva Lodge.
At the end of a quiet cul-de-sac, Rocky Roost is set behind wrought iron gates on 1.5 acres and situated among sprawling granite, blooming sweet peas, natural landscaping and glorious turquoise waters. With 120' of lake frontage, the property faces the majestic south and west shorelines, with Aspens and large pines framing the home. The four bedroom main house maintains a classic Old Tahoe charm with elements of the surrounding exterior incorporated into the main frame. There is also a game cottage just steps away with a ping pong table and bathroom. For stays of 31 nights or more, across the driveway from the main house is a cottage with a kitchen and bathroom, perfect for a couple to retire early and down the stone steps is another cottage with a small sitting area, bathroom and bed. (Please note these are only available for summer access.)
Most impressively, the privacy of the grounds creates an estate-like ambiance where you can feel immersed in your very own family retreat. Speedboat Beach however, a small, sandy cove is just around the corner and is known for its rocks peeking up from the emerald waters with crevices to catch crawdads. Rocky Roost is one-of-a-kind lakefront home which has stayed true to its Old Tahoe heritage in an truly enviable setting.

- One buoy is available for guest use upon advanced request with a signed buoy addendum. A dinghy is provided for guest use to access the buoys. The boat house and the boat lift are not available for guest use.
- Main House: Contains a Split-Level Living Room, Kitchen, Breakfast Room, Four Bedrooms, and a Home Theater. There is a generous area on the lake side of the lower living room for dining with a table that can seat up to 14 people. The primary suite has a spectacular lake view, a king size bed, and adjoining bath. The second bedroom has a queen size bed and adjoining bath. The third bedroom has a queen size bed with a bathroom next to it that includes a steam shower. The fourth bedroom has three children-sized twin beds and an en-suite bathroom. You reach the front door through a private shady courtyard that has areas among the boulders for barbecuing and lounging. The entrance area is separated from the lower living room by a antique stone gs fireplace. The main deck and house surround a massive first growth ponderosa pine. This deck has breathtaking lake views and plenty of room for dining, lounging, and enjoying the hot tub. The private beach is a combination of sandy beach and boulders, with several decks and patios for enjoying the lake. There are two kayaks and a canoe available to launch from the beach.
- Upper Cottage: Double Bed, Kitchen, and Bath. A little charmer nestled in the boulders with filtered lake views, and its own deck and backyard sunbathing area
- Lower Cottage: Kitchen, Living Area, Bath, and Cozy Queen Size Sleeping Loft. There is a four-rung ladder that leads up to the loft. This suite is built around a boulder and the windows have a fabulous lake views.
- Detached Game Room: Ping Pong Table, Pub Table, 40" Smart TV, Bathroom
- Important Note: The pathways and stairs to the pier and lake are quite steep. They are not suitable for unattended children. Please watch young children at all times to ensure their safety and enjoyment.
- Please Note: The maximum occupancy in winter is 8 individuals. Bedrooms #5 and #6 in the lower lake view cottage are not available in winter.

Payment Terms
- Minimum Night Requirements vary by property, season and arrival date. Online booking is available when your length of stay meets the minimum night requirements. If you would like a shorter stay than required online, please call or email our office, and we will be happy to accommodate your request whenever possible.
- Payment Terms: Upon confirmation of the Vacation Rental Agreement, 25% of the base rent (and pet fee, if applicable), as well the full amount of travel insurance (if selected), is due. The balance of the base rent, cleaning fee, and TOT are due 60 days prior to arrival. If the Agreement is entered into less than 60 days prior to arrival, the total amount is due in full with the signed Agreement. Please inquire and/or review the Vacation Rental Agreement for additional information.
- Cancellation Policy: A cancellation must be in writing and received 60 days prior to the arrival date. Travel insurance is offered for purchase to alleviate any potential hardship. Please inquire and/or review the Vacation Rental Agreement for additional information and fees.
- Travel Insurance is offered through CSA/Generali Global Assistance. Insurance covers the cost of a cancellation or trip interruption due to unforeseen conditions such as illness or road closures. Coverage may be provided in certain circumstances for baggage delay, theft, medical & dental expenses, or emergency assistance. Please inquire for greater details and/or limitations.

Travel Insurance
Travel insurance is offered in your Vacation Rental Agreement for purchase through Generali Global. We strongly recommend that you purchase travel insurance at the time your contract is executed. Travel insurance provides coverage for prepaid, nonrefundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation, such as road closures, illness, etc. To view a Description of Coverage, enter your "Application Date" (date of purchase or today's date) and your state of residence here. You do not need to enter a policy number. Here you will find the complete details of what Travel Insurance will cover. Special approval by Generali Global is required for reservations priced at or above $100,000.
Pet Policy
Pets are allowed only at properties that indicate Pets Considered in the amenities tab. If you are planning to bring your pet, please conduct your search specifically for a home that is pet-friendly. Prior written approval is required and a pet fee will apply. Please call our office to inquire about your pet, as homes may have varying policies.
County Rules
Each county requires we inform you of the rules and regulations relevant to your home's Short Term Rental Permit. We thank you in advance for abiding by the rules below, also included in your signed in the Vacation Rental Agreement.
- Maximum Occupancy: No gatherings, events, weddings or other group functions with more people than the number of persons stated on your signed agreement are allowed at the property.
- Parking: Parking on the street is prohibited at all times. All cars, boats, and trailers must be parked in the garage and/or driveway.
- Quiet Hours: Quiet hours are 9pm-8am, seven days a week. Noise carries easier and further in higher elevations and over water. Per the ordinance: No sound from the vacation rental home shall be audible from the parcel line during this time. Noise shall be minimized in order that it not be an unreasonable annoyance, disturbance or nuisance to neighbors.
- Lights Out: All exterior lights that are not needed for safety must be turned off between the hours of 10pm-7am, seven days a week. Per the Ordinance: All exterior lights must be turned off that are not needed for safety or other outdoor use to the extent that such other outdoor use is not an unreasonable nuisance to neighbors.
- Red Flag Warnings: Due to extreme fire danger, bonfires, charcoal barbecues and wood-burning fire pits are strictly prohibited. On Red Flag Warning Days, when fire hazards are especially dangerous, typically due to dry conditions and high winds, additional restrictions are imposed by the North Tahoe Fire Protection District and prohibited. You cannot use outdoor gas grills or gas fire pits during Red Flag Warnings. All outdoor fires are prohibited, both gas and wood. It is your responsibility to be informed of Red Flag Warnings. Tune in to 1630AM on the radio; follow North Tahoe Fire Protection District on Facebook or Twitter; or, look for signs in front of all district fire stations. Red Flag Warning days will also be noted on the National Weather Service weather reports. If you ever have questions regarding Red Flag Warnings, please call our office.
Be Bear Aware
Black bears are very common in this area and have become habituated to human food and garbage. Because bears no longer have a strong fear of humans, you may encounter bears during your spring, summer and fall stays. Feeding bears is illegal. Leaving food outside, trash accessible, or doors and windows unlocked is likely to cause significant property damage to homes and to vehicles. Please take a moment to learn how to be Bear Aware, so that we can continue to live in harmony with our wildlife.
Receiving Mail and Packages
The U.S. Postal Service does not deliver to most homes/street addresses in this area, and packages will be returned to sender. If you require a postal delivery during your stay, we recommend FedEx or UPS. If you would like to receive deliveries prior to your arrival, please call our office and arrange to have deliveries made to our office address. Please never have food delivered to the homes, unless someone is in residence to receive the package. Food left outside will attract wildlife and bear activity, which can result in significant damage.
Summer Patio Furniture
Patio furniture is available for your use during summer months only. All outdoor tables, chairs and loungers are put into storage in the fall, in order to protect the furnishings from winter weather. Barbecue grills, however, do remain outside for your enjoyment.
Winter Driving
Many highways, access roads and/or driveways are steep in Tahoe/Truckee and may be icy in the winter. To ensure your safety, it is critical that during November 1st - April 30th brakes, windshield wipers, defroster, heater and exhaust system are in top condition. Tires need to be properly inflated and the tread must be in excellent condition. Always carry tire chains, even if driving an AWD/4WD vehicle. Make sure the chains are the proper size for your tires and are in working order. You may find valuable winter driving tips from the CHP here.
Office Holiday Hours
The TLUXP office is closed on New Year’s Day, July 4th, Thanksgiving, and Christmas. Therefore, we are unable to accommodate check-ins and check-outs on these dates. Thank you for understanding.
