Please be advised that access to Incline Village's three private beaches is limited to property owners only. The recreation center is open to the public, for a daily guest fee. The rec center includes a heated swimming pool, basketball court, fitness equipment and classes, tennis courts, pickleball courts, and three bocce ball courts. There is no fee to enjoy the pump track and disc golf course at the rec center.
Enjoy Village Green and the Incline Village Fitness Trail (an 18-station exercise course adjacent to the Village Green. The 8/10 of a mile course winds through the forest next to Incline Creek. The course contains accessible walking, running, snowshoeing, biking & exercise trails). Dogs welcome when organized activities are not scheduled.

Payment Terms

Minimum Night Requirements vary by property, season and arrival date. Online booking is available when your length of stay meets the minimum night requirements. If you would like a shorter stay than required online, please call or email our office, and we will be happy to accommodate your request whenever possible.
Payment Terms: Upon confirmation of the Vacation Rental Agreement, 25% of the base rent (and pet fee, if applicable), as well the full amount of travel insurance (if selected), is due. The balance of the base rent, cleaning fee, and Transient Occupancy Tax (TOT) is due 30 days prior to arrival if the home's cancellation policy is 30 days. For homes with a cancellation policy of 60 days, the balance of the base rent, cleaning fee, and Transient Occupancy Tax (TOT) is due 60 days prior to arrival. If the Agreement is entered into less than 60 days prior to arrival, the total amount is due in full with the signed Agreement. For all payments paid by credit card, a non-refundable credit card processing fee of 3.8% will be added to the total amount. Please inquire and/or review the Vacation Rental Agreement for additional information.
Travel Insurance is offered through CSA/Generali Global Assistance. Insurance covers the cost of a cancellation or trip interruption due to unforeseen conditions such as illness or road closures. Coverage may be provided in certain circumstances for baggage delay, theft, medical & dental expenses, or emergency assistance. Please inquire for greater details and/or limitations.

The home was spotless and uncluttered when we arrived. We have rented many homes in Tahoe and this one did not have that worn rental feel. Kitchen was well appointed and outdoor grill immaculate. The location was perfect for our family’s needs - great hiking, lovely beach, playground, convenient lunch spots, good grocery store. Our host was friendly, quick to respond to any questions we had and allowed us to have a late check-out. We would definitely rent again!

We had an awesome stay at this place in Incline Village. The house was beautiful, super clean, and had plenty of space for everyone to relax and feel comfortable. Everything was exactly as described and really well set up for a great Tahoe getaway. The location was perfect. It felt quiet and private but was still close to town, the lake, and everything we wanted to do. The hot tub was a big bonus and the perfect way to unwind after being out all day. The hosts were great to work with and very responsive, which made the whole stay easy from start to finish. We would absolutely stay here again and highly recommend it to anyone visiting the area.

We had such a wonderful stay! The house was clean, comfortable, and perfectly set up for a Tahoe getaway. The kitchen had everything we needed, the beds were cozy, and the living spaces made it easy to relax after a long day. The location was ideal—close to the lake and trails, but tucked away enough to feel private and peaceful. Communication was excellent and check-in was seamless. We would absolutely stay here again and highly recommend it to anyone looking for a great Tahoe retreat!

I can’t say enough good things about the frontier but I will say the cabin was breathtaking, the customer service through Tahoe luxury properties was top notch and the area was heavenly. Our group was so impressed with the cabin and it was so spacious that we didn’t get a chance to enjoy every part of the house but that’s a good thing! The location was prime. We can’t wait to go back and tell all our friends and family about the frontier. If I could give 10 stars, I would :)

We booked The Frontier for two small families as a home base to enjoy both the Tahoe Basin and quality time together. With two young kids, we needed a space that gave them room to play while also providing privacy for the adults in the evenings. The Frontier delivered on every front. The design and functionality of the home were exactly what we look for—thoughtful, comfortable, and stylish. Both the interior and exterior offered plenty of space to gather, cook, and relax. The large windows let in the cool evening air, creating the perfect setting after long days exploring Tahoe. We also loved the easy access to the lakeshore walking path and the convenience of being close to everything Incline Village has to offer. 10/10—The Frontier hit all the right marks, and we’d absolutely stay here again.

My family and I had an incredible stay in Tahoe. Tahoe Luxury Properties were phenomenal to work with, they provided lots of great recommendations and were always super responsive to my emails. The property itself is just gorgeous. It is deceptively huge, the photos do not do it justice. All the bedrooms/bathrooms were spacious and clean, the kitchen was well equipped and there were puzzles for days! The property is well located, a short drive away to the beaches (which we were able to access this time of year), hiking trails and restaurants. One thing to note: we had issues with the TV that allows for streaming. The wifi wasn't stable enough to watch anything, and the main remote stopped working. Tahoe Luxury Properties were super helpful providing guidance on how to try and fix it, but we ended up playing games/chatting instead. It didn't negatively impact our stay, but something to call out if you're looking to watch a lot of movies/shows via a streaming platform. Would stay again!

This is an amazing house—full of character and literary charm! It’s incredibly spacious, easily accommodating a group of 10, and just a short five-minute walk to the beach. The interior is beautifully designed with tasteful decor throughout. The upstairs library was one of our favorite spots—perfect for switching gears and getting lost in a good book. Our kids absolutely loved the bunk beds—it’s a very family-friendly space. The kitchen was also fully equipped with everything we needed to cook and enjoy meals together. The property management team was extremely responsive and helpful throughout our stay, and the owner of the house was incredibly kind and welcoming. We highly recommend this home and would love to stay here again!

The home and kitchen are well-equipped and comfortable, with plenty of space for our party of 8. The furnishings are unique and custom-made, and even though the home was somewhat fancy, it was still inviting and comfortable. The beds were comfortable, and the bedding was top-tier. The bathrooms are spacious, and the heated floors are a special touch. The hot tub was very clean and the perfect temperature. The children loved the layout and all the space to play hide and seek. The weather was quite rainy during our stay, so it was wonderful to have a beautiful property to hang out in during the storms. Guests are not allowed to use the Incline Village beach or playground so it was necessary to drive to King’s or Sandharbor to walk along the lake. The nearby dog park is a gem, and our little guy had a blast playing with 6 Goldens and 2 Huskies. We had a wonderful stay at the Frontier!

You can’t go wrong with this house. Made for a perfect vacation. The house was set up wonderfully for a large family. The attention to detail with the cleaning was impressive. Other then seeing toys in the yard next door, I never would have known they had an in-house daycare. I never heard or saw the kids. Lake Tahoe is a wonderful place, and this house just made it even better.

Look no further for a wonderful base for your holiday in Tahoe! This home is perfection in every way. The craftsmanship of all details here are gorgeous...it's truly luxurious. The kitchen is well-supplied and very spacious. The open-concept common area is wonderful for enjoying friends and family. The bunk room has it's own bathroom which is a wonderful bonus. The hot tub was fabulous, sitting on the deck under the gorgeous tree branches full of snow. The 2 master suites each have a large walk-in closet so you can tuck everything away. And the separate TV room upstairs was great for those who want to watch something different than what is on downstairs. But really you'll want to be outside in the glorious landscape of Lake Tahoe!

We all had a wonderful experience! My family (2 daughters with boyfriends and Koda, our labradoodle) celebrated New Year's and my 60th birthday here and it was absolutely amazing! I hired a private caterer through the Concierge which made my birthday even more special. The house is huge, clean, beautiful and cozy. Everyone had space to chill and many nooks to meet together and play games, drink, eat, watch movies without being crowded at all! It was difficult to leave Lake Tahoe and the Frontier behind - would love to come back again soon! I highly recommend staying at the Frontier. Oh and the hot tub was awesome (bonus).

The pictures really do this place justice! Beautiful Tahoe house right off the gorgeous lakeshore drive in incline village. Enjoyed the 3 fireplaces so much and really made it cozy at the home! Master bedroom bed was SO comfy. The master bedrooms on first and second floors had the most amazing jacuzzi tubs with spectacular window views of the nature outside. Garage access was wonderful for harsh weather and opens up right into the kitchen for easy grocery chores.

This is a beautiful house with all the amenities and we really enjoyed our stay here. The hosts were very thoughtful to be sure that everything was prepared and that we had a comfortable stay. I would definitely stay here again and I highly recommend it for others. One thing to note though for first-time Lake Tahoe visitors like us, while this house is very close to the lake, there is no view of the lake of access to the lake from the house. That seems to be standard for the area, but we had just assumed there might be some advantage to being close to the lake. Otherwise this is a great house for large family gatherings.

Our stay was amazing! We already miss this exquisite house and wish we could live there year round. We are a family of four including a crawling baby and a 3 year old. We brought a babysitter with us who had the upstairs to herself which was great for her to have a lot of privacy. The house is walking distance to the beach and playground, restaurants and even the grocery store. The beds and all linens are of the highest quality and every detail of the home seemed to be thoughtfully planned. We can’t say enough good things about this place and the entire experience!

What you see is what you get. No gimmicks. The property is as exactly as pictured. We were greeting to a warm environment. Kitchen is fully stocked with pots, pans, spices in the cupboard, full sets of dishware, kitchen towels, etc. There is also an emergency kit in case of a power outage that is stocked with batteries, candles, radio. The beds were comfortable. The house was immaculately clean from ceiling to floor! The outdoor hot tub was clean and ready to go. I called staff to ask if we can check out a little later than the normal time and they were so courteous and friendly. I was impressed. Overall, it was a wonderful experience and I will definitely stay here again.

We had an exceptional stay at this incredible property. It was the perfect setting to host a baby shower with plenty of room to both gather and have privacy. There were two spectacular master suites with luxurious jacuzzis. The outdoor hot tub with phenomenal, not to mention the cozy study nook, perfect to curl up with a good book. The photos don’t do justice. This is a gem and we will definitely be returning. A++.

I booked this spectacular property for my husband’s 44th birthday and we loved every minute of our stay. The property is immaculate, well-appointed, and in close proximity to some of North Tahoe’s best activities (skiing, adventure/high-ropes course, hikes, beaches, restaurants!) is highly recommend booming this home for either a romantic stay or for a fun group - as the home is very spacious. Thank you for a lovely birthday vacation!

This home is beautifully appointed and everything in it is of superior quality. Every last detail has been thought of. Our family had an amazing Christmas in this home, and we are definitely planning on coming back again! The size and layout gives everyone privacy and yet it still feels warm and cozy. Tahoe Luxury Properties was wonderful to work with. The whole experience was fabulous!

We had 2 families, with a total of 10 people in which 3 were teenagers that stayed in this beautiful home.we also had a birthday party here where an additional 10 guest came, so a total of about 20 and we were still very comfortable and did not feel crowded. When we 1st pulled up the home was bigger than expected, the front door alone was huge and heavy! And I loved that the house was on the corner, it felt more private. The kitchen was amazing and super functional for a big family and lots of cooking. The 2 balconies and jacuzzi was a plus and being down the street from the Hyatt was great too, and the Hyatt provides a free shuttle anywhere in Incline so that's a total plus! I really loved how 3 out of the 4 rooms had there own bathrooms and there was 2 hall bathrooms, one upstairs and one downstairs (although the hall bathrooms do not have good lighting so not a good idea to do your make-up in) and the overall lighting through-out the house was awesome. The only things that were not that great was; there was no ice-'maker, the coffee machine did not work and The acoustic sound in this home was almost too good, you could hear people downstairs talking/laughing even if your door was closed upstairs. Overall we would come back and stay in this home again, it was so beautiful and very comfortable for our family!!!

Everything in this home is high end. There was plenty of space and privacy for everyone. The kitchen is fabulous and the two master bathrooms are amazing. People can sit on the deck off of the kitchen and have a drink or bite to eat, while others can be on the other deck hanging out in the hot tub. The location of the home is great. You could walk on the walking/bike path to the beach or down to the Lone Eagle Grill for lunch or dinner. This area doesn't seem to have a "Central" location where you could sit outside at cafes or bars, but with a kitchen like the one we had, there was no need.

Photos don't do this home justice. We walked in and were immediately overwhelmed. All of us just ran around from room to room gasping and giggling. The location is beautiful, but we were snowed in for a while and honestly, it was the best possible place to get snowed in. There were 8 of us, 6 adults and 2 kids (3 & 6) and we all had plenty of room, privacy, and lovely community areas within the home for us to hang out. This is a 5-star home for sure. We will be back!

Travel Insurance

We recommend purchasing travel insurance through Rental Guardian when signing your rental agreement. It helps your prepaid, nonrefundable trip costs in case of unforeseen events such as illness or lengthy road closures. Please note: Travel Insurance is not available for reservations over $150,000. We offer two coverage options for travel insurance:

Standard Travel Protection is available to residents of the United States, Canada (excluding Quebec), and select international countries. Coverage may be purchased at the time of booking or up to 24 hours prior check-in.
Cancel for Any Reason (CFAR) Protection is available to residents of United States and Canada (Excluding Quebec and New York). This coverage must be purchased within 14 days of the initial booking and is not available for reservations made within 30 days of arrival.

Pet Policy

Not all homes allow pets. For the homes that consider pets, written approval is required PRIOR to allowing any pet to be present at the property at any time. If approval is granted, a Pet Addendum must be signed and a pet fee must be paid. Only approved dogs are permitted. Dogs under one year of age, cats, or any other pets are not allowed. We are happy to assist in locating a dog-friendly home for you.

What is Provided at Your Vacation Rental Home

Our homes are fully stocked with essentials so you can relax upon arrival. Before packing, view our complete Home Supply List. Once the booking is confirmed you will be provided a link to login to your personal guest portal. This portal will provide essential details about your vacation rental, such as directions to the property, key access, appliance usage instructions, Wi-Fi code, restaurant recommendations, and check-out procedures.

Mail & Package Delivery

USPS does not deliver to your vacation rental home. Mail sent via USPS will be returned. Use FedEx or UPS for deliveries during your stay. Do not leave food deliveries unattended. It will attract wildlife, especially bears.
If you need to send packages before your arrival, contact our office to arrange delivery to our business address via UPS or FedEx.
With Ship Skis you can arrange door-to-door transportation for your ski gear and luggage straight to your Tahoe Luxury Properties vacation rental and back home.

Outdoor Furniture, BBQ Grills & Fire Pits

Patio furniture is available from Memorial Day Weekend through early fall (weather permitting). Furniture is stored during winter months to prevent damage.
Most homes have gas BBQs available year-round. Please inquire if this is an essential amenity for your winter stay. Charcoal grills, wood-burning fire pits, and open flames are strictly prohibited.
On Red Flag Warning days (high fire risk), the use of gas BBQs and fire pits are strictly prohibited. It is Renter's responsibility to know if a red flag warning has been issued. Stay informed by tuning into 1630 AM radio; following the North Tahoe Fire Protection District on Facebook or Twitter (X); checking signage outside district fire stations; reviewing the National Weather Service forecast. Bear Safety

Black bears are active in both Lake Tahoe and Truckee. Improper food storage can lead to serious property damage and safety issues. Do not leave food, trash, or scented items outdoors or in your vehicle. Always lock the doors and windows of the home and your car when unattended. Intentionally leaving food out for bears is illegal. Review our Bear Aware Addendum for more information on staying safe and protecting our local wildlife.

Boating: Buoys & Piers

If your rental includes buoy or pier access, please refer to the Buoy, Mooring Line, and Pier Addendum for full details.

Piers are for pick-up/drop-off only (max 30 minutes). Never leave boats unattended or anchored without supervision.
Lake Tahoe water levels varying depending on seasonal snowfall, affecting the depth for safe pier access.
Check weather conditions before venturing out and be advised that Lake Tahoe weather can change quickly.

Winter Driving (Nov 1st – April 30th)

Driving in the snow-covered mountains of California and Nevada can be both enjoyable and occasionally challenging. Roads and driveways may be steep or icy, and conditions can change quickly. To ensure safe and smooth travel, the California Highway Patrol offers valuable winter driving tips. You can find more information from the CHP here. Make sure your vehicle is winter-ready, with brakes, tires, wipers, and the heater all in top condition. All vehicles, including AWD/4WD, should carry properly-sized tire chains.

Short-Term Rental County Rules

TLUXP manages homes across five counties, each with specific regulations for short-term rental permits. We appreciate your cooperation in following these rules, which are also included in your signed Vacation Rental Agreement.

Maximum Occupancy: No gatherings, events, weddings, or group functions exceeding the occupancy limit listed in your agreement are allowed.
Parking: Street parking is prohibited. All vehicles, boats, and trailers must be parked in the garage or driveway.
Quiet Hours: Quiet hours are from 9 pm to 8 am, seven days a week. Noise should not be heard from the property line. Please keep noise levels low to avoid disturbing neighbors.
Lights Out: Exterior lights must be turned off between 10 pm and 7 am unless necessary for safety. All lights must be turned off to prevent nuisance to neighbors.
Trash: Due to wildlife in the area, trash must be stored in the metal, bear-resistant trash bin provided. Trash day is posted at the home. Do not leave trash outside.
Hot Tub: The hot tub can only be used between 8:00 am and 9:00 pm.
Smoking: Smoking is strictly prohibited inside or outside the home.
