- One buoy is available for guest use upon advanced request with a signed buoy addendum. A dinghy is provided for guest use to access the buoy
- Be advised, this home does not have access to the launch at Ski Beach in Incline Village. The nearest launch is Sand Harbor State Park, when water levels are appropriate. Access to Incline Village's three private beaches is limited to property owners only. The recreation center is open to the public, for a daily guest fee. The rec center includes a heated swimming pool, basketball court, fitness equipment and classes, tennis courts, pickleball courts, and three bocce ball courts. There is no fee to enjoy the pump track and disc golf course at the rec center

Travel Insurance 

Travel Insurance is offered through Rental Guardian. If you purchase travel insurance, it is designed to cover prepaid, nonrefundable expenses in the event of certain unforeseen circumstances that may impact your trip. Travel protection may be purchased directly through our secure portal at any time during the booking process, and in some cases may be added to an existing reservation, subject to eligibility requirements. Please note: Travel insurance is not available for reservations over $150,000. 

The two coverage options are Standard Travel Protection or Cancel for Any Reason (CFAR) Protection. The Standard Travel Protection is available to residents of the United States, Canada (excluding Quebec), and select international countries. Coverage may be purchased at the time of booking or up to 24 hours prior to check-in. The Cancel For Any Reason (CFAR) Protection is available to residents of the United States and Canada (excluding Quebec and New York). This coverage must be purchased within 14 days of the initial booking and is not available for reservations made within 30 days of arrival.

Pet Policy 

Not all homes allow pets. For the homes that consider pets, written approval is required PRIOR to allowing any pet to be present at the property at any time. If approval is granted, a Pet Addendum must be signed and a pet fee must be paid. Only approved dogs are permitted. Dogs under one year of age, cats, or any other pets are not allowed. We are happy to assist in locating a dog-friendly home for you. 

What is Provided at Your Vacation Rental Home 

Our homes are fully stocked with essentials so you can relax upon arrival. Before packing, view our complete Home Supply List. Once the booking is confirmed you will be provided a link to login to your personal guest portal. This portal will provide essential details about your vacation rental, such as directions to the property, key access, appliance usage instructions, Wi-Fi code, restaurant recommendations, and check-out procedures. 

Mail & Package Delivery 

USPS does not deliver to your vacation rental home. Mail sent via USPS will be returned. Use FedEx or UPS for deliveries during your stay. Do not leave food deliveries unattended. It will attract wildlife, especially bears. 

If you need to send packages before your arrival, contact our office to arrange delivery to our business address via UPS or FedEx. 

With Ship Skis you can arrange door-to-door transportation for your ski gear and luggage straight to your Tahoe Luxury Properties vacation rental and back home.  

Outdoor Furniture, BBQ Grills & Fire Pits 

Patio furniture is available from Memorial Day Weekend through early fall (weather permitting). Furniture is stored during winter months to prevent damage. 

Most homes have gas BBQs available year-round. Please inquire if this is an essential amenity for your winter stay. Charcoal grills, wood-burning fire pits, and open flames are strictly prohibited. 

On Red Flag Warning days (high fire risk), the use of gas BBQs and fire pits are strictly prohibited. It is Renter's responsibility to know if a red flag warning has been issued. Stay informed by tuning into 1630 AM radio; following the North Tahoe Fire Protection District on Facebook or Twitter (X); checking signage outside district fire stations; reviewing the National Weather Service forecast. Bear Safety 

Black bears are active in both Lake Tahoe and Truckee. Improper food storage can lead to serious property damage and safety issues. Do not leave food, trash, or scented items outdoors or in your vehicle. Always lock the doors and windows of the home and your car when unattended. Intentionally leaving food out for bears is illegal. Review our Bear Aware Addendum for more information on staying safe and protecting our local wildlife. 

Boating: Buoys & Piers 

If your rental includes buoy or pier access, please refer to the Buoy, Mooring Line, and Pier Addendum for full details. 

Piers are for pick-up/drop-off only (max 30 minutes). Never leave boats unattended or anchored without supervision. 

Lake Tahoe water levels varying depending on seasonal snowfall, affecting the depth for safe pier access.  

Check weather conditions before venturing out and be advised that Lake Tahoe weather can change quickly. 

Winter Driving (Nov 1st – April 30th) 

Driving in the snow-covered mountains of California and Nevada can be both enjoyable and occasionally challenging. Roads and driveways may be steep or icy, and conditions can change quickly. To ensure safe and smooth travel, the California Highway Patrol offers valuable winter driving tips. You can find more information from the CHP here. Make sure your vehicle is winter-ready, with brakes, tires, wipers, and the heater all in top condition. All vehicles, including AWD/4WD, should carry properly-sized tire chains.

Short-Term Rental County Rules 

Tahoe Luxury Properties manages homes across five counties, each with specific regulations for short-term rental permits. We appreciate your cooperation in following these rules, which are also included in your signed Vacation Rental Agreement. 

Maximum Occupancy: No gatherings, events, weddings, or group functions exceeding the occupancy limit listed in your agreement are allowed. 

Parking: Street parking is prohibited. All vehicles, boats, and trailers must be parked in the garage or driveway. 

Quiet Hours: Quiet hours are from 9 pm to 8 am, seven days a week. Noise should not be heard from the property line. Please keep noise levels low to avoid disturbing neighbors. 

Lights Out: Exterior lights must be turned off between 10 pm and 7 am unless necessary for safety. All lights must be turned off to prevent nuisance to neighbors. 

Trash: Due to wildlife in the area, trash must be stored in the metal, bear-resistant trash bin provided. Trash day is posted at the home. Do not leave trash outside. 

Hot Tub: The hot tub can only be used between 8:00 am and 9:00 pm. 

Smoking: Smoking is strictly prohibited inside or outside the home.

Sandy Shores Our families stayed at SS for a week. We all enjoyed our stay immensely. The house was nicely maintained, and the private beach and location of restaurants and activities were great. We will try to come back to this house again. It looks like October 2025 is fully booked!

Beautiful Property | Views From Every Room We enjoyed the views from each and every room. The wood fireplace was perfect for our winter holiday vacation. The access to restaurants and the local Rec Center was all so easy. There is a long driveway with a gate, which makes this home very private and secure. The beachfront yard area is nice for families. The property was in great shape, and the bedding was top-notch!

The home is walking distance from the Hyatt in any weather and a very short drive to everything in Incline Village. I would recommend this home to anyone looking to stay in Tahoe and will likely be back myself.

Life's a Beach We had a great time, weather cooperated got lots of sun. Entire family age 18 to 79 enjoyed a very well-furnished house and a beach that is the best with all the comforts of a first-class resort. The kitchen is well stocked, needs shears and couple more tongs. We plan on returning to Sandy Beach in '23 on similar dates if available and bringing paper goods for breakfast and lunch. With the two dishwashers seems like we were running 24/7. A large hot tub was a pleasant surprise. A new addition. I must say that I did call several times and mention that the tub water was out of balance and cloudy the entire time. Even with three attempts by the tub service co. they did not correct and balance the ph so the chlorine could clear the water. All in all, this was our third lakefront home rented thru TLUXP and by far the best. Highly recommended

Lakeside in September Our week at Sandy Shores was enjoyed by all. We rent frequently and found Sandy Shores to be one of our best stays. The house was big, well-equipped and clean with lots of places to either sit together or to get away from the “crowds”. We walked extensively for enjoyment and for meals. And we had fun swimming and kayaking in the lake even in early September. TLUXP was thorough before, during and after our trip. It was easy working with them. We will do so again.

FANTASTIC!! My family of 12 recently enjoyed eight amazing days at Sandy Shores. Our stay was wonderful in every way (home and grounds are beautiful and provided everything we needed). The view is to die for and has a great beach. It is also a very convenient location for all purposes. It was very easy to rent any equipment for water sports too. Highly recommend this Home My entire Family were just mesmerized by the Lakeview from every part of the house. Rooms are spacious and well maintained. We love to cook and the Kitchen had everything we needed. The Beach was so much fun to just walk and take photos. We did not even have to leave the house to enjoy Lake Tahoe. We would love to definitely come back. I highly recommend this home. The Concierge service was excellent, responsive and always available to answer questions.

Great For Groups! This location of this house is amazing. Steps from the lake and less than a block from the Hyatt. We enjoyed Panoramic views from the Entire downstairs as well as 3 of the bedrooms. This is a great house for groups as there are 3 master bedrooms with en suite bathrooms. 2 of them even have fireplaces! The kitchen, large dining area and family room are perfect for everyone to gather as a group. Kitchen was well appointed. Plenty of wine glasses for everyone to enjoy a beverage while they watch the sunset over the lake! We would definitely rent this house again!

Nice layout and floor plan We enjoyed our stay here and have used Tahoe Luxury Properties many times. Sandy Shores is one of our top 3 houses. The view is great from many of the rooms facing the lake and the access to the home is very good, with lots of parking available. The driveway was plowed regularly and snow removed frequently from front area and rear deck. Minor inconveniences that were fixed, stove top is quirky and had to be reset from outside breaker box. Inside temp can vary dramatically from upstairs rooms to downstairs rooms. If one of the large jetted tubs is filled with hot water, the rest of the bathrooms have no hot water. We also had to ask for more cutlery, since there was not enough for our group of 12 people.

Everything Was Perfect! We had a wonderful stay in this beautiful home. It was such a special place to spend the holidays. Everything was perfect and the views were outstanding. We especially loved the shuffleboard table which was a big hit with the kids! The only issue we had was the limited trash space in the bear-safe trash bins. We simply took our trash when we left though so it wasn't a problem at all. We cannot wait to come back to this incredibly lovely gem on the lake. Thank you for bringing our family together and making our holidays complete!

Awesome House We stayed at this house for a family get together. Although the pictures on the internet are accurate, they do not do it justice. It was very welcoming, comfortable and it had everything we needed. Everyone had their own space, comfortable beds, lots of bathrooms, and the private beach area was amazing! I knew it was going to be a very nice and special place for our vacation, but it exceeded my expectations. Thank you to the owners for sharing this wonderful home.
