Travel Insurance is offered through Rental Guardian. If you purchase travel insurance, it is designed to cover prepaid, nonrefundable expenses in the event of certain unforeseen circumstances that may impact your trip. Travel protection may be purchased directly through our secure portal at any time during the booking process, and in some cases may be added to an existing reservation, subject to eligibility requirements. Please note: Travel insurance is not available for reservations over $150,000. 

The two coverage options are Standard Travel Protection or Cancel for Any Reason (CFAR) Protection. The Standard Travel Protection is available to residents of the United States, Canada (excluding Quebec), and select international countries. Coverage may be purchased at the time of booking or up to 24 hours prior to check-in. The Cancel For Any Reason (CFAR) Protection is available to residents of the United States and Canada (excluding Quebec and New York). This coverage must be purchased within 14 days of the initial booking and is not available for reservations made within 30 days of arrival.

Pet Policy 

Not all homes allow pets. For the homes that consider pets, written approval is required PRIOR to allowing any pet to be present at the property at any time. If approval is granted, a Pet Addendum must be signed and a pet fee must be paid. Only approved dogs are permitted. Dogs under one year of age, cats, or any other pets are not allowed. We are happy to assist in locating a dog-friendly home for you. 

What is Provided at Your Vacation Rental Home 

Our homes are fully stocked with essentials so you can relax upon arrival. Before packing, view our complete Home Supply List. Once the booking is confirmed you will be provided a link to login to your personal guest portal. This portal will provide essential details about your vacation rental, such as directions to the property, key access, appliance usage instructions, Wi-Fi code, restaurant recommendations, and check-out procedures. 

Mail & Package Delivery 

USPS does not deliver to your vacation rental home. Mail sent via USPS will be returned. Use FedEx or UPS for deliveries during your stay. Do not leave food deliveries unattended. It will attract wildlife, especially bears. 

If you need to send packages before your arrival, contact our office to arrange delivery to our business address via UPS or FedEx. 

With Ship Skis you can arrange door-to-door transportation for your ski gear and luggage straight to your Tahoe Luxury Properties vacation rental and back home.  

Outdoor Furniture, BBQ Grills & Fire Pits 

Patio furniture is available from Memorial Day Weekend through early fall (weather permitting). Furniture is stored during winter months to prevent damage. 

Most homes have gas BBQs available year-round. Please inquire if this is an essential amenity for your winter stay. Charcoal grills, wood-burning fire pits, and open flames are strictly prohibited. 

On Red Flag Warning days (high fire risk), the use of gas BBQs and fire pits are strictly prohibited. It is Renter's responsibility to know if a red flag warning has been issued. Stay informed by tuning into 1630 AM radio; following the North Tahoe Fire Protection District on Facebook or Twitter (X); checking signage outside district fire stations; reviewing the National Weather Service forecast. Bear Safety 

Black bears are active in both Lake Tahoe and Truckee. Improper food storage can lead to serious property damage and safety issues. Do not leave food, trash, or scented items outdoors or in your vehicle. Always lock the doors and windows of the home and your car when unattended. Intentionally leaving food out for bears is illegal. Review our Bear Aware Addendum for more information on staying safe and protecting our local wildlife. 

Boating: Buoys & Piers 

If your rental includes buoy or pier access, please refer to the Buoy, Mooring Line, and Pier Addendum for full details. 

Piers are for pick-up/drop-off only (max 30 minutes). Never leave boats unattended or anchored without supervision. 

Lake Tahoe water levels varying depending on seasonal snowfall, affecting the depth for safe pier access.  

Check weather conditions before venturing out and be advised that Lake Tahoe weather can change quickly. 

Winter Driving (Nov 1st – April 30th) 

Driving in the snow-covered mountains of California and Nevada can be both enjoyable and occasionally challenging. Roads and driveways may be steep or icy, and conditions can change quickly. To ensure safe and smooth travel, the California Highway Patrol offers valuable winter driving tips. You can find more information from the CHP here. Make sure your vehicle is winter-ready, with brakes, tires, wipers, and the heater all in top condition. All vehicles, including AWD/4WD, should carry properly-sized tire chains.

Short-Term Rental County Rules 

Tahoe Luxury Properties manages homes across five counties, each with specific regulations for short-term rental permits. We appreciate your cooperation in following these rules, which are also included in your signed Vacation Rental Agreement. 

Maximum Occupancy: No gatherings, events, weddings, or group functions exceeding the occupancy limit listed in your agreement are allowed. 

Parking: Street parking is prohibited. All vehicles, boats, and trailers must be parked in the garage or driveway. 

Quiet Hours: Quiet hours are from 9 pm to 8 am, seven days a week. Noise should not be heard from the property line. Please keep noise levels low to avoid disturbing neighbors. 

Lights Out: Exterior lights must be turned off between 10 pm and 7 am unless necessary for safety. All lights must be turned off to prevent nuisance to neighbors. 

Trash: Due to wildlife in the area, trash must be stored in the metal, bear-resistant trash bin provided. Trash day is posted at the home. Do not leave trash outside. 

Hot Tub: The hot tub can only be used between 8:00 am and 9:00 pm. 

Smoking: Smoking is strictly prohibited inside or outside the home.

Amazing Sunrise! I’ve stayed at this house several times, for ski weekends and girls trips, and it has always been wonderful. The location is convenient for Palisades/Alpine skiing, Tahoe City restaurants and bars, and Safeway. Parking is easy with room for four cars. The lake views at sunrise and sunset are gorgeous. Making a cup of coffee, pouring it into one of the cute local mugs from the cabinet, and sitting on the deck is the perfect start to the day. Or soaking in the hot tub off the second deck while watching the stars after a day on the slopes. With four bedrooms, the layout works really well for groups, and the main-floor bedroom with its updated bathroom and heated floors is a standout. A fully stocked kitchen means you have everything you need, and we even made homemade pizzas using the rolling pins. Tahoe Park Beach Club HOA access is a huge perk, especially for summer days on the pier and lunch at the picnic tables. Will definitely be back!

Unforgettable experience We had a wonderful stay and can’t wait to return. The property is as advertised - and was delivered to us spotlessly clean, well stocked with everything you need from extra towels and pillows to kitchen utensils and spices and dishes! Honestly we lacked for nothing and the view from the decks is pure magic. Sunrise is an unforgettable experience. The kids loved the hot tub and the pool table was always in use. Better in Person, We hope to Return! I rarely find that vacation rental homes are even nicer in person than in photos, but that's absolutely the case with this property. No complaints. It was super clean, very safe and well looked after area, and the view is positively gorgeous, so much more so than the photos can convey. The master bedroom bed was really comfy, especially for a rental and we felt right at home. The kitchen was well stocked with cooking tools and appliances and some spices/seasonings and plenty of winter-related goods like shovels and snow brushes and firewood. Would definitely come back!

Jaw Dropping Views! Jaw-dropping views! Everything else was really great at this property. The kitchen was the most well stocked place I’ve stayed in, the steam shower in the main bathroom is incredible, and the provided firewood/fireplace was well used throughout. Tahoe city is a great home base to explore Tahoe and surrounding areas. Highly recommend!

PERFECT VIEW & LOCATION I highly recommend booking thru Tahoe Luxury Properties! They were very helpful in helping us choose what area of Lake Tahoe to stay in and were quick in answering questions before our arrival. Most importantly, they were very responsive to a few issues that came up during stay! (more on that in a moment) On to the property review....The view is truly magnificent. We thoroughly enjoyed the sun coming in each morning and the gorgeous views throughout the home thru the large windows. We had a family of 7 and were quite comfortable with the space. Upper deck was a good size and the lower deck w/hot tub and hammock were very nice. The master bath was like a spa. I am thinking that has been renovated since the home was built. The kitchen has plenty of room for cooking and several top appliances are provided in the cabinets. One recommendation would be to provide the operating instructions for the oven/stove:) It is clearly high end; we had to google how to use it! The furniture throughout is a bit worn, but I feel that is to be expected with a rental and did not bother us at all. (sharing in case that is important to you). Beds are comfortable and there are plenty of drawers and closets to unpack your items for the week. A nice perk is access to the HOA. Parking around the beaches in Tahoe is quite difficult unless you are an early bird. This home and its neighbors have a private beach area along with sand volleyball, bocce ball, basketball, picnic tables, etc. This was a huge perk. It's a 3 minute drive to park outside the gated entrance to the beach/park. There is a cute market next to the beach should you need snacks/refreshments. Note this beach is not sand. It is rocky BUT surprisingly perfectly comfortable. Some of us put a towel down on the rocks to lie on, and it was fine. Others borrowed chairs from our rental to take down to the beach. As for the location, it was perfect! It's 30 minutes to Tahoe Vista/Incline Village, Olympic Valley, and Truckee all of which we checked out. It's 50 minutes to South Lake Tahoe which also did one day. Tahoe City itself is the perfect spot to visit several other areas around Lake Tahoe plus they have great restaurants, bakeries, shops. (Not too big not too small) If we ever come back to Tahoe, we would choose Sierra Vista again. NOTE: The air conditioner did not work when we arrived. It was a toasty 85 degrees. Tahoe Luxury Properties responded immediately. It did take about 3 days to get it working, but they were persistent checking in and troubleshooting daily until it was resolved. The ice maker was very slow at making ice. They offered to bring bags of ice any time we needed them, but we didn't take then on the offer. A low battery in the smoke alarm went off the first night all thru the night. They were there the next day to replace the batteries. So, a few issues; however, all were addressed ASAP and with professionalism. Sierra Vista is a top choice in our books!

Perfect Luxury Tahoe Rental We just returned home from this stunning property for my wife’s 50th birthday celebration. It was nothing short of exceptional. The home was absolutely gorgeous - spacious and so comfortable. The location was breathtaking - the morning sunrise from the family room was the best way to start each morning. It has one of the best lake views in Talmont, comfy bedrooms, a fun pool table, one of the nicest hot tubs we’ve seen yet, and a quiet setting. My son used this family vacation to propose to his girlfriend, and this home was the perfect setting for a special celebration. We will be back!

MIXED FEELINGS This was our 5+ rental through TLUXP, so I am a big fan of their properties, house amenities, and quality of service. While Sierra Vista has many great attributes, including the home layout, views, and amenities for a big family gathering, it needs some attention and TLC. A few items were not working. Instead of repairing them, they posted a sign that acknowledged the fault, but they were not repaired. For example, the Primary Bathroom shower was not draining. Instead of repairing it, a sign was left saying that you needed to lift the drain plug to release the water. How about cleaning the drain? That's what I had to do, and it worked fine. It was not a fun way to start my vacation. Then there was the window that wouldn't close. A sign was left to that effect. The problem with the open window (without a screen), is that endless numbers of moths entered the room at night. You can imagine the screams coming out of that room at night. Again, a simple fix would repair that, but in this case, I did not have a ladder to address it. The home boasts A/C on the top floor, which is an important feature for a hot Tahoe night. However, the other half of the top floor does not cool down. During our visit, it never got below 79 degrees, while the primary bedroom was a chilly 71 degrees. I spoke to the Operations team about this issue, but after going back and forth on the point, it was easier to let it go. My point in sharing what might seem like petty comments is that when you rent a vacation home from Tahoe LUXURY Properties, you expect the home to be in top condition. I will continue renting from TLUXP, but I hope that the attention to detail for this home is corrected for the next family who rents this picturesque home.

Beautiful Lakeview Home This was such a beautiful property with a soul-feeding view! We had plenty of comfortable space for our family and a wonderful well-stocked kitchen. It was nice to have a few grocery staples as well that were already onsite. We used the kayaks and loved being able to access the neighborhood beach park. Most remarkable was the service from the property management team that responded very quickly and graciously with a few minor requests. I would highly recommend this property!

Making Memories Tucked away at the end of a quiet road, our kids and dog were able to play safely outside. When we entered, the place was warm and cozy, and the breathtaking view greeted us. The place looked even better than the photos. Our family time revolved around the cozy living areas on both floors. One day, we hit the slopes at Palisades Ski Resort; on the other, we enjoyed indoor activities due to heavy snowfall. Staying in, we relished simple joys – playing pool, trying our luck with blackjack and poker, and sharing laughs over a home-cooked meal in the well-equipped kitchen. Accommodating 4 adults, 3 kids, and a dog, the clean and inviting beds ensured a good night's sleep after our snowy adventures. The master bedroom, with tasteful decor, provided a cozy retreat. The surprise of heated floors in the master bathroom added extra comfort. We had an amazing time and would definitely return for another stay. Highly recommended!

Sierra Vista - Stunning The Sierra Vista house offers stunning views, a well-equipped kitchen and a hot tub and hammock on the lower level deck with views of the lake. The trails at the end of the street go straight to Page Meadows and the Tahoe Rim Trail. Plus, there is access to the homeowners association beach at Sunnyside. We had a family of eight there and had a wonderful stay. We couldn't recommend it more.

Amazing View and Amenities This place has an amazing view with lovely amenities. We had a group of 7 over a weekend to celebrate a birthday and we spent 80% of the time in the cabin just to soak in the hot tub, views, and pool table. There’s a grocery store 2 miles down the street to pick up food to cook in the cabin which is what we did. Overall, we loved our stay!

Great view, with a few downsides GREAT LOCATION & a beautiful view!! But a few things to note: 1) if it’s a hot summer day, you almost can’t be in the main living space from 10 AM - noon . The sun heats up the great-room so much, with No blinds on the upper windows. Anyone that was home at that time had to retreat to the bedroom or the rec room on the lower level. 2) The 2 bedrooms downstairs are NOT queen size beds, as they say. The are double size. 3) I love when property owners offer to let dogs stay !! I do have to say. The downstairs rec room had a definite scent of dog Pee. 4) The deck views are amazing !! But don’t expect to have more than 4 or 5 people gather together for a meal or conversation. It’s very limited space.

Highly Recommended! Our family truly enjoyed our stay at this beautiful home. We had a wonderful time. The views of Lake Tahoe from the decks of the house are stunning. It is so relaxing to sit on the deck and soak in the sun and the views. The house had all the amenities and space needed for our party of seven. We were able to cook family meals in the well stocked kitchen. The location was superb, close to stores, restaurants and outdoor activities. Highly recommend Sierra Vista for your stay in Lake Tahoe.

Highly Recommend It! This was our first trip to Tahoe and we couldn't have picked a better property for our family vacation. Not only was the house beautiful with all of the amenities you could possibly need, the view itself was worth the trip. Tahoe Luxury Properties gave us excellent suggestions about where to go and what to do and were quick to respond to our many questions! I would highly recommend this home and Tahoe Luxury Properties for a Tahoe visit.

Highly Recommended! My family and I really enjoyed staying here. The view of the lake and mountains was gorgeous. I was able to call and get weather updates before we arrived. They also helped us find a great place to go sledding with the kids. I highly recommend this property.

An Amazing Place! Sierra Vista Lakeview is an amazing space. The house is very spacious, clean and the kitchen is very well stocked with everything you would need. The views from the balcony's of the the lake are breathtaking. The house has something to entertain everyone from the pool table, spa, TVs, or just a comfortable couch to relax on. My family enjoyed the "backyard" as it was the perfect hill to sled down in the winter time, it was like our own snow park. Looking forward to booking this amazing space again in the future.

Incredible Views and Great Location! Our party of 6 + toddler had an amazing stay!The house is large, clean and has incredible views. Some of the most beautiful sunrises we have ever seen right from our deck. We enjoyed the hot tub and game room as well. Great location - only a short 5 min drive to all the restaurants, grocery stores, bars and snow play/sledding areas. Highly recommended and will definitely be back. Thank you for the fast responses and allowing us to check in early!

Absolutely gorgeous The view is absolutely gorgeous! The house is comfortable and spacious, the dining room table can seat 10 people, the kitchen appliances are modern, the hot tub was wonderful and the pool table was perfect for Saturday night. I would definitely go back again.

Highly recommend - lovely stay! This house was just perfect...beautiful views, comfortable living space, and fantastic location. The house is a 5 min drive from Tahoe City & 5 min drive down the hill for beach access & also Sunnyside Lodge & Restaurant - which is the place to be especially in the summer out on the patio. Brunch at Spoon is a must, expect an hour wait on the weekends. Also 5 mins further down the road is Pebble Beach, which is dog-friendly. There is no A/C, just ceiling fan, so can imagine this place will be very warm in the summer considering the high was around 72F during our stay and it got a bit warm at times. Lastly, the staff was great! We had some issues with the fridge which they promptly fixed and credited us for the inconvenience. Highly recommend this property and can't wait to return!

Great View, But Expected More For The $$ While this wasn’t our favorite home from TLUXP, it certainly has some good things going for it. Pros: 1. View - It does have a fabulous view, which can almost make you forget about any negatives. 2. Layout - Master and great room on one level and 3 bedrooms on lower level. Good layout for entertaining. 3. Location - Great location, near Tahoe City and Paige Meadows. 4. Bedding - Nice and clean. Cons: 1. Windows - Most of the windows in the great room do not open. There are only 2 small windows and two single french doors that actually open. One of the french doors does not have a screen and if you leave it open, the bees let themselves in. As a result, it is difficult to get air flow and it gets very hot during the summer. However, the fans provided in the home do help. 2. Deck - The deck is rather small and not at all private. And there is no yard space, so there isn't any place for children or dogs - But that view is awesome!
