Front and Center boasts a fabulous location just up the street from two public beaches: Carnelian West, offering 500 feet of lake frontage, picnic tables and an adjacent shared pier at Gar Woods Restaurant, and Patton Landing, a three-acre, pebbly beach known as the north shore's paddle boarding headquarters, with available rentals and a gourmet coffeehouse. Conveniently located between Tahoe City and Kings Beach, this lovely home is ideally situated to take advantage of a plethora of shopping, dining, and outdoor adventure opportunities. This family home offers the perfect combination of warmth, spaciousness and entertainment features. Downstairs, the presence of a ping pong table, shuffleboard table, foosball table, 65' TV with speakers and a hot tub ensures there will never be a dull moment. Upstairs, a circular breakfast nook table beckons for a competitive game of cards, while the chef in the group can set a beautiful dining table for a more formal dinner. For those who love to grill, the large upper deck is the ideal space for barbecuing and lounging after a glorious day in the sun. When it is time to retire, the spacious primary suite upstairs, with access to the back deck for lazy star gazing and a work desk for checking emails, caters to every need. Downstairs, the kids will appreciate the bunk room with its own TV and a guest room with cozy linens. Down the street is Carnelian West Beach. Carnelian West offers 530 feet of public beach. Park for free at the site's shared parking lot adjacent to Gar Woods Grill and Pier restaurant. The site includes a lakefront promenade, benches, picnic tables and restrooms. A block down the road is Patton Landing Beach. Home to Waterman's Landing, a gourmet coffeehouse, Patton Landing is located on the east side of Sierra Boat Company in Carnelian Bay. This three-acre, pebbly beach is quickly becoming Lake Tahoe's stand-up paddle boarding headquarters. Stand-up paddleboard and kayak rentals are available. The site is also served by restrooms, a full service café, and the staff are experts in the local paddle community. Other site features include accessible pathways, benches, picnic tables, a small parking facility. Pet friendly beach.

Payment Terms

Minimum Night Requirements vary by property, season and arrival date. Online booking is available when your length of stay meets the minimum night requirements. If you would like a shorter stay than required online, please call or email our office, and we will be happy to accommodate your request whenever possible.
Payment Terms: Upon confirmation of the Vacation Rental Agreement, 25% of the base rent (and pet fee, if applicable), as well the full amount of travel insurance (if selected), is due. The balance of the base rent, cleaning fee, and Transienet Occupancy Tax (TOT) are due 60 days prior to arrival. If the Agreement is entered into less than 60 days prior to arrival, the total amount is due in full with the signed Agreement. For all payments paid by credit card, a non-refundable credit card processing fee of 3.8% will be added to the total amount. Please inquire and/or review the Vacation Rental Agreement for additional information.
Cancellation Policy: For stays that are 29 nights or less, a written cancellation must be received 60 days prior to the arrival date. For stays that are 30-59 nights, a written cancellation must be received 90 days prior to the arrival date. For stays that are 60 nights or longer, a written cancellation must be received 120 days prior to the arrival date. For cancellations made prior to the non-refundable deadline, a 10% cancellation fee is applied. This fee is subject to applicable county TOT. Cancellations made after the canclleation deadlines will not be refunded. Travel insurance premiums are non-refundable at all times.
Travel Insurance is offered through CSA/Generali Global Assistance. Insurance covers the cost of a cancellation or trip interruption due to unforeseen conditions such as illness or road closures. Coverage may be provided in certain circumstances for baggage delay, theft, medical & dental expenses, or emergency assistance. Please inquire for greater details and/or limitations.

This home is located two blocks from Lake Tahoe.

Waterman's Landing has a public dog-friendly beach, cafe and kayak rentals.

Gar Woods Pier & Grill has a public pier and lakefront dining.

It's a really nice house in a perfect location—Garwoods is down the road on one end, and hiking trails up the other. The beds were comfy, and the kitchen had everything you needed. The rental and check-in process was seamless.

Home looks nicer in person! It was great for a recent 6 person trip and I really enjoyed being on the west side of the lake. The kitchen is well equipped, the beds were comfy, and the hot tub is always a plus. Location wise we were in a great spot. Close to town, and only 20 mins from Homewood in one direction and North Star in the other with nice views of the lake while driving. Things to improve: the blinds in the main room are a little old looking/fragile. Also the dish washer does not work very well, so we had to rewash dishes that we thought were clean. Jennifer was extremely communicative and helpful leading up to our stay. I plan to rent from this company again!

We loved staying here! It had all the amenities we needed for our family. Plenty of space, nice linens, a well-supplied kitchen, and fast WiFi. The hot tub was wonderful after a long day in the snow. TVs in every room to keep all guests occupied. We had another family stay with us for a few days and never felt cramped in the house. Only a short walk to Garwoods for food and drinks!

We had an absolutely wonderful stay at FRONT & CENTER for our daughter‘s wedding week that was on LakeTahoe on the WILD GOOSE Boat! The personnel here was absolutely the easiest, nicest and most accommodating rental agencies I’ve ever dealt with! What nice little welcome touches, which was dog treats for our pup, a welcome bottle of great wine and so accommodating for an early check-in and a late check out! We loved our stay here, the beds were so comfortable, the house was spotlessly clean and supplied well with dishes, cookware and necessary spices. We loved how close it was to the beach & one of our favorite restaurants which is Garwood‘s! We could not have asked for a better home for a week of celebrations @ Lake Tahoe for our daughters wedding week!! Thank you all so much!

A Perfect Getaway!

The home is in a quiet, private setting and walking distance to the lake. For an unexpected snow storm in mid-May, we were super lucky that we had all the home amenities we needed including kitchen cookware and utensils, a fireplace and games to make it a relaxing, cozy stay. House was perfect! Very comfortable. Fireplaces were warm & cozy, dimmers on all the lights, very well equipped kitchen, nice hot tub, good stereo, quiet neighborhood. We had fun playing shuffleboard too. Tahoe Luxury Properties called us the day before our arrival to tell us the garage door opener motor was broken and that they'd leave it on manual for us, but they actually got it fixed before we even arrived, so good work there. We were very happy with our stay, and we wouldn't hesitate to use TLUXP again.

Absolutely Fantastic House!

My family and I (8 adults, one child, and two dogs) stayed in the Front and Center home to come together and celebrate Thanksgiving. We chose it based on location (you can see the lake from the driveway and it's only a 3 minute walk to it plus great restaurants and such) and it's size being able to provide sleeping for all plus room enough to move around and not be cramped. We were all pleasantly surprised with how beautiful it was, the pictures do not do it justice! The layout is perfect for a big group, all open concept, beds really comfortable and plenty of bathroom space. Having stayed at house rentals often as a family we have found we may need to pack our own cutlery and serving pieces for such a big meal, only to find out for once we didn't need to do that. The cutlery is amazing and sharp, they had plenty of serving dishes plus items for left overs, enough silverware and dishes to go around and stocked the place full with toilette paper and paper towels. Not to mention, if you forgot soap or shampoo, they have awesome unopened options in the showers just like a hotel. If you are looking for a beautiful home to spend some time away with a large group you should absolutely choose Front and Center! We didn't get a chance to ski as it is still a bit earl yin the season but there are plenty nearby! We will definitely be booking this house again for family get togethers!

The Front & Center House is a wonderful place to stay! There is plenty of room for everyone and all the furnishings are top notch. The two fireplaces are wonderful and make the whole place very cozy and warm. I slept in bedroom #2 (the Queen bed) and it was very comfy! The towels are fluffy as well. The shuffleboard was also a nice surprise -)

We stayed at the "Front & Center" in March of this year and had a fantastic and relaxing time. We skied, we hiked, we snowshoed, we hot tubbed, we had fabulous dinners with the gourmet kitchen and sometimes walked down to Garwoods for their infamous happy hour. This house is conveniently located to anything you might want to do in Tahoe (south or north) but it is also very relaxing to stay in and can comfortably accommodate a large number of guests at any given time. We love this house! The kids had a great time downstairs playing shuffleboard all week. We loved having some quiet time and space upstairs. Travel Insurance

We recommend purchasing travel insurance through Generali Global when signing your rental agreement. It helps protect your prepaid, nonrefundable trip costs in case of unforeseen events such as illness or lengthy road closures.

Travel insurance is not available for reservations over $100,000, for travel to destinations less than 100 miles from Renter’s primary residence, or for Renter's with a primary residence located outside of the United States.

Written Permission Required for Pets

Not all homes allow pets. Written approval for pets must be obtained PRIOR to allowing any pet to be present on or about the home. If approval is granted, a Pet Addendum must be signed. We are happy to assist in locating a pet friendly home for you.

What is Provided at Your Vacation Rental Home

Our homes are fully stocked with essentials so you can relax upon arrival. Before packing, view our complete Home Supply List. Once the booking is confirmed you will be provided a link to login to your personal guest portal. This portal will provide essential details about your vacation rental, such as directions to the property, key access, appliance usage instructions, Wi-Fi code, restaurant recommendations, and check-out procedures.

Mail & Package Delivery

USPS does not deliver to your vacation rental home. Mail sent via USPS will be returned. Use FedEx or UPS for deliveries during your stay. Do not leave food deliveries unattended. It will attract wildlife, especially bears.
If you need to send packages before your arrival, contact our office to arrange delivery to our business address via UPS or FedEx.
With Ship Skis you can arrange door-to-door transportation for your ski gear and luggage straight to your Tahoe Luxury Properties vacation rental and back home.

Outdoor Furniture, BBQ Grills & Fire Pits

Patio furniture is available from Memorial Day Weekend through early fall (weather permitting). Furniture is stored during winter months to prevent damage.
Most homes have gas BBQs available year-round. Please inquire if this is an essential amenity for your winter stay. Charcoal grills, wood-burning fire pits, and open flames are strictly prohibited.
On Red Flag Warning days (high fire risk), the use of gas BBQs and fire pits are strictly prohibited. It is Renter's responsibility to know if a red flag warning has been issued. Stay informed by tuning into 1630 AM radio; following the North Tahoe Fire Protection District on Facebook or Twitter (X); checking signage outside district fire stations; reviewing the National Weather Service forecast. Bear Safety

Black bears are active in both Lake Tahoe and Truckee. Improper food storage can lead to serious property damage and safety issues. Do not leave food, trash, or scented items outdoors or in your vehicle. Always lock the doors and windows of the home and your car when unattended. Intentionally leaving food out for bears is illegal. Review our Bear Aware Addendum for more information on staying safe and protecting our local wildlife.

Boating: Buoys & Piers

If your rental includes buoy or pier access, please refer to the Buoy, Mooring Line, and Pier Addendum for full details.

Piers are for pick-up/drop-off only (max 30 minutes). Never leave boats unattended or anchored without supervision.
Lake Tahoe water levels varying depending on seasonal snowfall, affecting the depth for safe pier access.
Check weather conditions before venturing out and be advised that Lake Tahoe weather can change quickly.

Winter Driving (Nov 1st – April 30th)

Driving in the snow-covered mountains of California and Nevada can be both enjoyable and occasionally challenging. Roads and driveways may be steep or icy, and conditions can change quickly. To ensure safe and smooth travel, the California Highway Patrol offers valuable winter driving tips. You can find more information from the CHP here. Make sure your vehicle is winter-ready, with brakes, tires, wipers, and the heater all in top condition. All vehicles, including AWD/4WD, should carry properly-sized tire chains.

Short-Term Rental County Rules

TLUXP manages homes across five counties, each with specific regulations for short-term rental permits. We appreciate your cooperation in following these rules, which are also included in your signed Vacation Rental Agreement.

Maximum Occupancy: No gatherings, events, weddings, or group functions exceeding the occupancy limit listed in your agreement are allowed.
Parking: Street parking is prohibited. All vehicles, boats, and trailers must be parked in the garage or driveway.
Quiet Hours: Quiet hours are from 9 pm to 8 am, seven days a week. Noise should not be heard from the property line. Please keep noise levels low to avoid disturbing neighbors.
Lights Out: Exterior lights must be turned off between 10 pm and 7 am unless necessary for safety. All lights must be turned off to prevent nuisance to neighbors.
Trash: Due to wildlife in the area, trash must be stored in the metal, bear-resistant trash bin provided. Trash day is posted at the home. Do not leave trash outside.
Hot Tub: The hot tub can only be used between 8:00 am and 9:00 pm.
Smoking: Smoking is strictly prohibited inside or outside the home.
