Payment Terms

Minimum Night Requirements vary by property, season and arrival date. Online booking is available when your length of stay meets the minimum night requirements. If you would like a shorter stay than required online, please call or email our office, and we will be happy to accommodate your request whenever possible.
Payment Terms: Upon confirmation of the Vacation Rental Agreement, 25% of the base rent (and pet fee, if applicable), as well the full amount of travel insurance (if selected), is due. The balance of the base rent, cleaning fee, and Transient Occupancy Tax (TOT) are due 60 days prior to arrival. If the Agreement is entered into less than 60 days prior to arrival, the total amount is due in full with the signed Agreement. For all payments paid by credit card, a non-refundable credit card processing fee of 3.8% will be added to the total amount. Please inquire and/or review the Vacation Rental Agreement for additional information.
Cancellation Policy: For stays that are 29 nights or less, a written cancellation must be received 60 days prior to the arrival date. For stays that are 30-59 nights, a written cancellation must be received 90 days prior to the arrival date. For stays that are 60 nights or longer, a written cancellation must be received 120 days prior to the arrival date. For cancellations made prior to the non-refundable deadline, a 10% cancellation fee is applied. This fee is subject to applicable county TOT. Cancellations made after the canclleation deadlines will not be refunded. Travel insurance premiums are non-refundable at all times.
Travel Insurance is offered through CSA/Generali Global Assistance. Insurance covers the cost of a cancellation or trip interruption due to unforeseen conditions such as illness or road closures. Coverage may be provided in certain circumstances for baggage delay, theft, medical & dental expenses, or emergency assistance. Please inquire for greater details and/or limitations.

Our Best Vacation Yet – Lake Escape is a Must!

Our stay at Lake Escape was absolutely perfect! The pictures don’t even come close to capturing how beautiful this home really is. This was our first visit to Lake Tahoe, and it’s easily the most magnificent place we’ve ever been. The lake’s crystal-clear water and the breathtaking mountain views from the deck were unmatched. The house itself was spotless, spacious, and incredibly comfortable. Each bedroom felt cozy yet roomy, and the hot tub was a dream after a day of exploring. Sitting on the deck, soaking in the scenery, was pure magic - we could have stayed there all day. Tahoe Luxury Properties coordinators made our experience even better. They were friendly, responsive, and full of helpful recommendations. Every question we had - before and during our stay - was answered right away. (Thanks Danni & Jennifer!) One of the best vacations we’ve ever taken, and we will absolutely be back. Highly recommend Lake Escape to anyone visiting Tahoe!

I rented this house for my family to stay in while attending a wedding down the road at Garwoods. The house was incredible. It was very spacious, with big common areas, plenty of bathrooms, and a view that can't be beat. The kitchen was large enough to make meals for large groups, everything was very clean, and communication with Tahoe Luxury Properties was easy, with very quick responses. I'm so glad we found this house.

This property was perfect for a large group. We stayed with the entire extended family which included adults and children, there was plenty of common space and bedrooms and bathrooms for all. The views can't be beat, and the location was so convenient. The house was incredibly clean. With 13 of us ranging in age from 10 to 72, it seemed there was just the right amount of group space as well as smaller activity space—from a large gathering in the great room to shooting pool, time in the hot tub, activity on the dock, and room for a couple of group meals with a private chef. This home was in a lovely location in North Tahoe. I was able to host my entire family for the weekend, and it was exactly what I was looking for. I especially liked that the master was on the main floor and all the other bedrooms were on the lower floor or apartment, which meant extra privacy for my husband and I. The kitchen was fully stocked with everything we needed for 16 adults.

We really enjoyed our stay in this beautiful home! This was an annual get-together with a bunch of my college buddies (from the 80's) and their families. Positives: - truly unique and memorable home architecture with spectacular lake views - great communal spaces for meals, games, etc for a large group (we were 14) - nice to have the separate apartment for anybody who wants a little more quiet (in our case, a couple with an infant) - central location for Squaw, Alpine Meadows, Northstar Negatives (considering the price point) - Needs some updating, showing a little wear and tear. E.g. broken blender, broken instant hot faucet in kitchen, blinds in bedrooms and baths that don't function properly. - Whole-house speakers are present, but they aren't connected to any entertainment system. We had to buy a bluetooth speaker so we could play music on the main floor. (There is a decent music system in the downstairs game room). - House has plenty of fireplaces, but only provided a small box of firewood which lasted about 90 minutes.

Our large family had a fantastic week at Lake Escape! I would give the house 5 stars except it could use a little updating. Great view and access to the water! We spent many lovely hours on the deck. The bedding was so very nice....first class. Kitchen well stocked. All in all, a great place to stay!

When our original rental property for a party of 16 was rendered uninhabitable due to a well/pump failure on Friday night, we were quickly relocated to a nearby lakefront property, Lake Escape, at Carnelian Bay, which turned out to be perfect for our group----spacious and private with incredible lakefront views. Patrick Hall, the operations manager, came by to confirm that all was well at the new location. The house was great and we had a wonderful family weekend, despite the initial snafu. Kudos to Tahoe Luxury Properties and Patrick!

Our family of 15 adults made every minute count. We took advantage of every activity available in the area. The house could not have been more perfect. The layout and bedroom configuration were ideal for our group, and the kitchen was well stocked. The large dining room table made it easy for all of us to sit together, and we especially loved the concrete pier, easy access to the lake, and the hot tub. There are a few things that could use a little updating and maintenance, but they were overshadowed by our overall wonderful experience.

This is a beautiful home and was perfect for our three generation family gathering. The deck and dock were also perfect for sitting outside and enjoying Lake Tahoe. The views from inside the home were lovely as well. The kitchen worked very well and the dining room table was large enough for the 12 adults. There was a nearby small table for the children. We have stayed several places at Lake Tahoe with the family and this was the best place we have been. We have already booked for next year!

There are not enough words to describe how amazing this home was no how incredibly helpful all the staff at Tahoe Luxury Properties were in making sure we had everything we needed. We had a family of 13 adults and 3 toddlers and it felt in raid le spacious and comfortable. The kitchen is stocked with everything imaginable to make the stay perfect for cooking. The beds and linens could not have been more luxurious. Everything was in great working order. Now the views from the house are spectacular. Sitting on the picnic table at the end of the pier every morning with family and coffee in hand was a perfect start to each day. The concierge services were great. Everything we needed was at the house on the day we arrived. We cannot wait to return. Really hated to leave the house.

Travel Insurance

We recommend purchasing travel insurance through Generali Global when signing your rental agreement. It helps protect your prepaid, nonrefundable trip costs in case of unforeseen events such as illness or lengthy road closures.

Written Permission Required for Pets

Not all homes allow pets. Written approval for pets must be obtained PRIOR to allowing any pet to be present on or about the home. If approval is granted, a Pet Addendum must be signed. We are happy to assist in locating a pet friendly home for you.

What is Provided at Your Vacation Rental Home

Our homes are fully stocked with essentials so you can relax upon arrival. Before packing, view our complete Home Supply List. Once the booking is confirmed you will be provided a link to login to your personal guest portal. This portal will provide essential details about your vacation rental, such as directions to the property, key access, appliance usage instructions, Wi-Fi code, restaurant recommendations, and check-out procedures.

Mail & Package Delivery

USPS does not deliver to your vacation rental home. Mail sent via USPS will be returned. Use FedEx or UPS for deliveries during your stay. Do not leave food deliveries unattended. It will attract wildlife, especially bears.
If you need to send packages before your arrival, contact our office to arrange delivery to our business address via UPS or FedEx.
With Ship Skis you can arrange door-to-door transportation for your ski gear and luggage straight to your Tahoe Luxury Properties vacation rental and back home.

Outdoor Furniture, BBQ Grills & Fire Pits

Patio furniture is available from Memorial Day Weekend through early fall (weather permitting). Furniture is stored during winter months to prevent damage.
Most homes have gas BBQs available year-round. Please inquire if this is an essential amenity for your winter stay. Charcoal grills, wood-burning fire pits, and open flames are strictly prohibited.
On Red Flag Warning days (high fire risk), the use of gas BBQs and fire pits are strictly prohibited. It is Renter's responsibility to know if a red flag warning has been issued. Stay informed by tuning into 1630 AM radio; following the North Tahoe Fire Protection District on Facebook or Twitter (X); checking signage outside district fire stations; reviewing the National Weather Service forecast. Bear Safety

Black bears are active in both Lake Tahoe and Truckee. Improper food storage can lead to serious property damage and safety issues. Do not leave food, trash, or scented items outdoors or in your vehicle. Always lock the doors and windows of the home and your car when unattended. Intentionally leaving food out for bears is illegal. Review our Bear Aware Addendum for more information on staying safe and protecting our local wildlife.

Boating: Buoys & Piers

If your rental includes buoy or pier access, please refer to the Buoy, Mooring Line, and Pier Addendum for full details.

Piers are for pick-up/drop-off only (max 30 minutes). Never leave boats unattended or anchored without supervision.
Lake Tahoe water levels varying depending on seasonal snowfall, affecting the depth for safe pier access.
Check weather conditions before venturing out and be advised that Lake Tahoe weather can change quickly.

Winter Driving (Nov 1st – April 30th)

Driving in the snow-covered mountains of California and Nevada can be both enjoyable and occasionally challenging. Roads and driveways may be steep or icy, and conditions can change quickly. To ensure safe and smooth travel, the California Highway Patrol offers valuable winter driving tips. You can find more information from the CHP here. Make sure your vehicle is winter-ready, with brakes, tires, wipers, and the heater all in top condition. All vehicles, including AWD/4WD, should carry properly-sized tire chains.

Short-Term Rental County Rules

TLUXP manages homes across five counties, each with specific regulations for short-term rental permits. We appreciate your cooperation in following these rules, which are also included in your signed Vacation Rental Agreement.

Maximum Occupancy: No gatherings, events, weddings, or group functions exceeding the occupancy limit listed in your agreement are allowed.
Parking: Street parking is prohibited. All vehicles, boats, and trailers must be parked in the garage or driveway.
Quiet Hours: Quiet hours are from 9 pm to 8 am, seven days a week. Noise should not be heard from the property line. Please keep noise levels low to avoid disturbing neighbors.
Lights Out: Exterior lights must be turned off between 10 pm and 7 am unless necessary for safety. All lights must be turned off to prevent nuisance to neighbors.
Trash: Due to wildlife in the area, trash must be stored in the metal, bear-resistant trash bin provided. Trash day is posted at the home. Do not leave trash outside.
Hot Tub: The hot tub can only be used between 8:00 am and 9:00 pm.
Smoking: Smoking is strictly prohibited inside or outside the home.
