With a 16,703 square foot main house, a private dock, and over 375' of shoreline, this 24-acre estate isn’t your typical vacation destination, it is your personal oasis. Tucked behind a gated entry, only 10 minutes away from South Lake Tahoe, this spectacular lakefront vacation rental home includes eight bedrooms, a theater room, exercise room, wine room, gourmet kitchen with butler’s pantry, a formal dining room, two living rooms, an expansive backyard patio, plus a game room with a spectacular bar, pool table and fireplace. Sierra Sunset Estate is an incredibly expansive property, yet comfortably serene, with the lapping waves of Lake Tahoe, the rustling Aspen trees, and the wildlife that can be spotted throughout the year.
Enter Sierra Sunset Estate via the tree ensconced private road behind a gated frame with Aspen groves on either side. As you approach the front courtyard an impressive stone, arch entryway greets you. The main entry rotunda has elegant artwork and marble statues, with a grand spiral staircase leading to the second floor. Front and center is a comfortable sitting area, with a cream sofa, matching armchair and outfitted bookshelves. A table by the window provides a panoramic views of stunning Lake Tahoe. To the left, the formal dining room seats 10 comfortably with beautiful blue views, rich woods and a glass armoire with ceramic vases and serving ware. A pass through pantry offers various coffee makers, sink, ice machine and cabinets for storage. Across the hall is both a wine cellar with a conversational table and four tall embroidered chairs, and an exercise room with a television, full bathroom and cozy sauna. The kitchen has not one, but two, large islands each with a sink, a six-burner stove and grill, double oven and a hot water sink directly above the burners for stock pots. Lovely redwood cabinets and dark granite countertops perfectly accentuate the sunny room. Additionally, a large LG microwave, 24" television, and two wine refrigerators are complimented by an oversized pantry with an industrial sized fridge and a wealth cabinet space. The breakfast table offers seating for six at the dining table, a gas fireplace and, of course, views of the dock and lake. Stroll down to the end of the hallway, which spans the length of the house, to a massive billiards room furnished for entertainment with a professional sized bar with seating, a deep sink, 54" television, poker set, game table with backgammon table, pool table and foosball table. Double doors lead to an open, tiered floor theater room which seats 17 with full reclining chairs with cup holders.
Outside, relax in the hot tub or by the fire pit while grilling on the barbecue and enjoying dinner at the patio seating area. Closer to the stunning, white sand beach are two more tables with an umbrella and four chairs each. Stroll on the dock which leads out 40 yards to your buoy and boasts over 378' of beautiful sandy beach. Or, take out the two paddleboards and three kayaks to explore the beautiful, clear blue waters. The grandest view this world affords.

If gaming brings you joy, pop into Harrah's Lake Tahoe, Bally's or Golden Nugget Hotel & Casino for an array of gambling options. These establishments also offer a variety of venues for concerts, shows, spa delights and shopping. World-class skiing is just up the hill, literally, with Heavenly Ski Resort the proud mountain of 4,800 skiable acres; the terrain varies with 97 trails ranging from wide open cruisers to plunging 1,600' chutes. In the summer, Edgewood Tahoe is host to the American Century Celebrity Golf Championship; come play the challenging course enjoyed by greats such as Tiger Woods, Arnold Palmer and Phil Mickelson. Finally, when dining at home isn't on the itinerary, venture out to sample Gordon Ramsey's Hell's Kitchen, Ciera Steak and Chophouse, Margaritaville, Wolf by Vanderpump, Sage Room or the Chart House. Parking on the street is strictly prohibited at all times.
Gatherings that exceed the maximum occupancy of the vacation home rental are prohibited. Renters will be issued parking placards which they and their guests must display on the driver’s side dashboard of their vehicles; renters and their guests may park only in designated parking areas; failure to park in designated parking areas and/or display the parking placards may result in a citation and fine of $500.

Travel Insurance
Travel Insurance is offered through Rental Guardian. If you purchase travel insurance, it is designed to cover prepaid, nonrefundable expenses in the event of certain unforeseen circumstances that may impact your trip. Travel protection may be purchased directly through our secure portal at any time during the booking process, and in some cases may be added to an existing reservation, subject to eligibility requirements. Please note: Travel insurance is not available for reservations over $150,000.
The two coverage options are Standard Travel Protection or Cancel for Any Reason (CFAR) Protection. The Standard Travel Protection is available to residents of the United States, Canada (excluding Quebec), and select international countries. Coverage may be purchased at the time of booking or up to 24 hours prior to check-in. The Cancel For Any Reason (CFAR) Protection is available to residents of the United States and Canada (excluding Quebec and New York). This coverage must be purchased within 14 days of the initial booking and is not available for reservations made within 30 days of arrival.

Pet Policy
Not all homes allow pets. For the homes that consider pets, written approval is required PRIOR to allowing any pet to be present at the property at any time. If approval is granted, a Pet Addendum must be signed and a pet fee must be paid. Only approved dogs are permitted. Dogs under one year of age, cats, or any other pets are not allowed. We are happy to assist in locating a dog-friendly home for you.
What is Provided at Your Vacation Rental Home
Our homes are fully stocked with essentials so you can relax upon arrival. Before packing, view our complete Home Supply List. Once the booking is confirmed you will be provided a link to login to your personal guest portal. This portal will provide essential details about your vacation rental, such as directions to the property, key access, appliance usage instructions, Wi-Fi code, restaurant recommendations, and check-out procedures.
Mail & Package Delivery
USPS does not deliver to your vacation rental home. Mail sent via USPS will be returned. Use FedEx or UPS for deliveries during your stay. Do not leave food deliveries unattended. It will attract wildlife, especially bears.
If you need to send packages before your arrival, contact our office to arrange delivery to our business address via UPS or FedEx.
With Ship Skis you can arrange door-to-door transportation for your ski gear and luggage straight to your Tahoe Luxury Properties vacation rental and back home.
Outdoor Furniture, BBQ Grills & Fire Pits
Patio furniture is available from Memorial Day Weekend through early fall (weather permitting). Furniture is stored during winter months to prevent damage.
Most homes have gas BBQs available year-round. Please inquire if this is an essential amenity for your winter stay. Charcoal grills, wood-burning fire pits, and open flames are strictly prohibited.
On Red Flag Warning days (high fire risk), the use of gas BBQs and fire pits are strictly prohibited. It is Renter's responsibility to know if a red flag warning has been issued. Stay informed by tuning into 1630 AM radio; following the North Tahoe Fire Protection District on Facebook or Twitter (X); checking signage outside district fire stations; reviewing the National Weather Service forecast. Bear Safety
Black bears are active in both Lake Tahoe and Truckee. Improper food storage can lead to serious property damage and safety issues. Do not leave food, trash, or scented items outdoors or in your vehicle. Always lock the doors and windows of the home and your car when unattended. Intentionally leaving food out for bears is illegal. Review our Bear Aware Addendum for more information on staying safe and protecting our local wildlife.
Boating: Buoys & Piers
If your rental includes buoy or pier access, please refer to the Buoy, Mooring Line, and Pier Addendum for full details.
Piers are for pick-up/drop-off only (max 30 minutes). Never leave boats unattended or anchored without supervision.
Lake Tahoe water levels varying depending on seasonal snowfall, affecting the depth for safe pier access.
Check weather conditions before venturing out and be advised that Lake Tahoe weather can change quickly.
Winter Driving (Nov 1st – April 30th)
Driving in the snow-covered mountains of California and Nevada can be both enjoyable and occasionally challenging. Roads and driveways may be steep or icy, and conditions can change quickly. To ensure safe and smooth travel, the California Highway Patrol offers valuable winter driving tips. You can find more information from the CHP here. Make sure your vehicle is winter-ready, with brakes, tires, wipers, and the heater all in top condition. All vehicles, including AWD/4WD, should carry properly-sized tire chains.

Short-Term Rental County Rules
Tahoe Luxury Properties manages homes across five counties, each with specific regulations for short-term rental permits. We appreciate your cooperation in following these rules, which are also included in your signed Vacation Rental Agreement.
Maximum Occupancy: No gatherings, events, weddings, or group functions exceeding the occupancy limit listed in your agreement are allowed.
Parking: Street parking is prohibited. All vehicles, boats, and trailers must be parked in the garage or driveway.
Quiet Hours: Quiet hours are from 9 pm to 8 am, seven days a week. Noise should not be heard from the property line. Please keep noise levels low to avoid disturbing neighbors.
Lights Out: Exterior lights must be turned off between 10 pm and 7 am unless necessary for safety. All lights must be turned off to prevent nuisance to neighbors.
Trash: Due to wildlife in the area, trash must be stored in the metal, bear-resistant trash bin provided. Trash day is posted at the home. Do not leave trash outside.
Hot Tub: The hot tub can only be used between 8:00 am and 9:00 pm.
Smoking: Smoking is strictly prohibited inside or outside the home.
