Payment Terms

  • Minimum Night Requirements vary by property, season and arrival date. Online booking is available when your length of stay meets the minimum night requirements. If you would like a shorter stay than required online, please call or email our office, and we will be happy to accommodate your request whenever possible.
  • Payment Terms: Upon confirmation of the Vacation Rental Agreement, 25% of the base rent (and pet fee, if applicable), as well the full amount of travel insurance (if selected), is due. The balance of the base rent, cleaning fee, and TOT are due 60 days prior to arrival. If the Agreement is entered into less than 60 days prior to arrival, the total amount is due in full with the signed Agreement. Please inquire and/or review the Vacation Rental Agreement for additional information.  
  • Cancellation Policy: For stays that are 29 nights or less, a cancellation must be received in writing 60 days prior to the arrival date. For stays that are 30 nights are longer, a cancellation must be received in writing 90 days prior to the arrival date. A 10% cancellation fee is applied. Travel insurance is offered for purchase to alleviate any potential hardship. Please inquire and/or review the Vacation Rental Agreement for additional information. 
  • Travel Insurance is offered through CSA/Generali Global Assistance. Insurance covers the cost of a cancellation or trip interruption due to unforeseen conditions such as illness or road closures. Coverage may be provided in certain circumstances for baggage delay, theft, medical & dental expenses, or emergency assistance. Please inquire for greater details and/or limitations.

This house looks better in reality than in the pictures - when does that ever happen? The kitchen appliances and amenities were great for making big family dinners. We loved how communicative the Tahoe Luxury Properties team was as well. On our 3rd day it snowed over 2 feet and we needed to extend our stay because it was not safe to drive home and they made it really easy for us.

A very nice clean 3 bedroom 2 bath home with somewhat of a view of Lake Tahoe. The Kitchen is very well stocked, any good cook would be happy. Great location, great beds, and great fishing on the Truckee River. The home is well maintained and very comfortable.

A lovely well maintained small home. Kitchen had great appliances and everything a good cook would want. We had a wonderful time. There is even a neighborhood bear that sat in neighbors yard one evening. The lakeside park, boat dock and tennis courts are gorgeous.

We recently stayed at Twilight Ridge for a week and it was absolutely perfect. It is modern and comfortable with all of the amenities you could need. We enjoyed playing games and grilling out on the deck and enjoying the peaceful neighborhood. There was plenty for the kids to do and it's in a very convenient location. I would 100% book here again! Just lovely!

We had a great stay at this property! The place was very clean, easy to get to, views of the lake through the trees, and a grill and hot tub outside on the deck. We had 4 adults and 2 babies and the space was perfect for us. There are 2 bedrooms and 1 bathroom downstairs, and 1 bedroom, 1 bathroom, and a loft with a small bed upstairs. The rooms downstairs were pretty small. Overall, enjoyed our stay! Just wish we had more time :)

Can’t say enough good things. Great location, comfy beds with amazing sheets, kitchen that’s easy to cook in, quiet and lovely neighborhood. Such a pretty house!! We were greeted with a fruit bowl, bread, and wine - not expected but a really nice touch. Minor maintenance issue but the property management company owner came over at night to fix it. Very impressed by her kindness. We hope to stay again.

Absolutely wonderful home and beautifully appointed. Looked like a brand new remodel. One of the best equipped homes I have rented - kitchen, bathroom and bedroom amenities were very well thought out. Great deck with hot tub and peekaboo views of the lake. Our family of 7 adults and 2 children found this home to be spacious enough with plenty of beds and very very welcoming. Looks just like the pictures online and the location is wonderful - a great quiet neighborhood. Loved all the special touches, including the bottle of wine waiting for us! Will definitely come back here again!

This was really an amazing space and we had a wonderful time. Very close to the lake and the surrounding ski areas. Most impressive to me was that we had 3 feet of snow while we were there and the driveway and streets were plowed almost immediately, allowing us easy access in and out to the major roads. Some of the surrounding blocks were not plowed so I think the managers of this location have something to do with getting the street plowed. Either way, a fantastic location and great management! Recommend highly.

We had a lovely week long stay and really enjoyed our time at Twilight Ridge house. The beds were very comfortable (I'm considering buying the sheets that they have) and the space was large enough for 6 adults and 2 kids to spend time together comfortably. The host was very responsive to our calls as we locked ourselves out of the bathroom once and needed some additional guidance on how to handle the trash-- both issues were quickly resolved. Everyone had a great time in a beautiful space. Great way to ring in the New Year!

Wonderful stay. The space is more compact than pictures show so it fit 6 people but I wouldn’t go over that for a relaxing trip. The kitchen was fully stocked which was very helpful and the star gazing in the hot tub was fantastic.

We loved everything about this house. We have been vacationing in Tahoe for more than 25 years and this our favorite place so far. The location is great and the house is cozy and grand at the same time. The great room with open kitchen worked so well for our extended family to hang out and cook together. The kitchen is extremely well stocked with high-quality cookware, good knives and nice dishware. The deck with its very large hot tub and table with seating for 6 allowed great indoor/outdoor living. The property had a lot of nice touches like providing comfortable beach chairs and fluffy beach towels. The beds were very comfortable with nice bedding. We will definitely be back.

Me and my guests LOVED the cabin and all the convenient amenities it came with it. We cooked pretty much throughout our stay for which the kitchen was fully stacked with essential kitchen wares. The house is child friendly and is in perfect shape. Very cozy cabin with luxury hotel services!

The description is accurate. This home exceeded our expectations for cooking utensils and serving ware. We typically cook our own meals at our rental properties, this home is one of the best setups for eating at home. For instance, a detailed example is the quality of their knives, pots, and plates. What a beautiful part of the world to have a holiday! Twilight Ridge at Dollar Point was the icing on the cake for us. Great accomodation. The house is perfect. Warm, comfortable, clean, convenient to Tahoe City and all the great skiing locations, restaurants and bars. Everything was supplied in the house that you could possibly need...even a hot tub on the deck with a view of the lake! Just divine after a great day of skiing. I can't say enough good things about this property and would highly recommend Twilight Ridge at Dollar Point any one looking for a holiday rental in Tahoe. Boy have we been missing out! We've stayed at various properties throughout Tahoe and this is now No. 1 in our book. We were greeted with a nice bottle of wine and it was all perfection from there. The house is located a couple a miles from a grocery store and restaurants. The house has everything you would ever want not to mention a beautiful view. I couldn't wait to get up and look outside every day. I really loved the quartz countertops and blue cabinets -- it modernized the home. Even the utensils were classy. Details were not spared in this slice of heaven. We will definitely seek out this home first when we return.

Perfect house for a relaxing romantic vacation. View is beautiful. The staff at Tahoe Luxury Properties is incredible and really go out of their way for anything you need. They spent lots of time helping me choose a property, and then were available, prompt, and friendly when I needed on-site help at the property. This place is perfect for 3 couples. We had an amazing weekend and went skiing at Squaw which was nearby. Beautiful deck with a view and hot tub. Great layout with large picture windows. Cooked all weekend in the fully stocked kitchen. We will be back soon!

Our 9 day stay was fabulous..the house was impeccable and had everything we could have ever needed for 3 of us The spa was first class and that gas fireplace kept us nice and toasty and with endless choices on the big flat screen TV ..when the rain and snow came we were in heaven. My family rented this home in June and we loved it. Dollar Point has a great pool and beach that works perfect for the kids. The house was very well equipped, they even had beach chairs. The house was very clean, and beautifully furnished. I am going to book it again for our winter break, the location is also great for skiing.

My wife and I are just completing a stay at Twilight Ridge and found everything to be perfect. Kelly and her team rent and sell only the finest Lake Tahoe properties and Twlight Ridge at Dollar Point is no exception. This three bedroom, 2 bath home is perfectly appointed for a Tahoe vacation and located in a quiet family friendly neighborhood with Tahoe City only minutes away. The kitchen is stocked with everything you could ever need and the appliances are all very up to date. We didn't use the gas barbecue or the spa but they look brand new. It is by far the best house we have ever rented.

I rented this home with my two kids and their spouses and it was perfect! The house was spotless and there were tons of special touches. I loved the furnishings and the beds were better than mine at home. The deck was perfect for my 2 year old grandson to play while the adults enjoyed dinner on the deck and bbq. We have rented many homes in the Tahoe area and this was by far our favorite. The decor is fabulous. The dining room table is actually a cedar log cut in rings and hollowed out, so cool. The house was immaculate. We enjoyed the foosball table and the hot tub with the great view. Highly recommend this home if you want to have a great vacation home.

Very clean upon our arrival, even had some staples in the cabinets to get us started with groceries. Great view from the balcony and the hot tub was very well kept! Everything was as depicted, and in perfect conditions. Holly from TLUXP was always there in case of any need. However we had an issue with a squirrel (I guess) that got within the roof and was there during three nights without allowing us to have a good rest at night. I know that being in the woods you are exposed to such problems but it was not treated efficiently. Everything else worked just perfect. We found everything we needed for having a good time. Worth going to common lake shore deck and facilities.

We thoroughly enjoyed our stay at Twilight Ridge and will not hesitate to return. Working through your company was very easy and we felt well taken care of. As a side note, there was a piece on one of the morning news shows recently regarding the trend toward renting private luxury properties rather than staying in a hotel. Good for your business!

Travel Insurance

Travel insurance is offered in your Vacation Rental Agreement for purchase through Generali Global. We strongly recommend that you purchase travel insurance at the time your contract is executed. Travel insurance provides coverage for prepaid, nonrefundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation, such as road closures, illness, etc. To view a Description of Coverage, enter your "Application Date" (date of purchase or today's date) and your state of residence here. You do not need to enter a policy number. Here you will find the complete details of what Travel Insurance will cover. Special approval by Generali Global is required for reservations priced at or above $100,000.

Pet Policy

Pets are allowed only at properties that indicate Pets Considered in the amenities tab. If you are planning to bring your pet, please conduct your search specifically for a home that is pet-friendly. Prior written approval is required and a pet fee will apply. Please call our office to inquire about your pet, as homes may have varying policies.

County Rules

Each county requires we inform you of the rules and regulations relevant to your home's Short Term Rental Permit. We thank you in advance for abiding by the rules below, also included in your signed in the Vacation Rental Agreement.

  • Maximum Occupancy: No gatherings, events, weddings or other group functions with more people than the number of persons stated on your signed agreement are allowed at the property.
  • Parking: Parking on the street is prohibited at all times. All cars, boats, and trailers must be parked in the garage and/or driveway.
  • Quiet Hours: Quiet hours are 9pm-8am, seven days a week. Noise carries easier and further in higher elevations and over water. Per the ordinance: No sound from the vacation rental home shall be audible from the parcel line during this time. Noise shall be minimized in order that it not be an unreasonable annoyance, disturbance or nuisance to neighbors.
  • Lights Out: All exterior lights that are not needed for safety must be turned off between the hours of 10pm-7am, seven days a week. Per the Ordinance: All exterior lights must be turned off that are not needed for safety or other outdoor use to the extent that such other outdoor use is not an unreasonable nuisance to neighbors.
  • Red Flag Warnings: Due to extreme fire danger, bonfires, charcoal barbecues and wood-burning fire pits are strictly prohibited. On Red Flag Warning Days, when fire hazards are especially dangerous, typically due to dry conditions and high winds, additional restrictions are imposed by the North Tahoe Fire Protection District and prohibited. You cannot use outdoor gas grills or gas fire pits during Red Flag Warnings. All outdoor fires are prohibited, both gas and wood. It is your responsibility to be informed of Red Flag Warnings. Tune in to 1630AM on the radio; follow North Tahoe Fire Protection District on Facebook or Twitter; or, look for signs in front of all district fire stations. Red Flag Warning days will also be noted on the National Weather Service weather reports. If you ever have questions regarding Red Flag Warnings, please call our office. 

Be Bear Aware

Black bears are very common in this area and have become habituated to human food and garbage. Because bears no longer have a strong fear of humans, you may encounter bears during your spring, summer and fall stays. Feeding bears is illegal. Leaving food outside, trash accessible, or doors and windows unlocked is likely to cause significant property damage to homes and to vehicles. Please take a moment to learn how to be Bear Aware, so that we can continue to live in harmony with our wildlife.

Receiving Mail and Packages

The U.S. Postal Service does not deliver to most homes/street addresses in this area, and packages will be returned to sender. If you require a postal delivery during your stay, we recommend FedEx or UPS. If you would like to receive deliveries prior to your arrival, please call our office and arrange to have deliveries made to our office address. Please never have food delivered to the homes, unless someone is in residence to receive the package. Food left outside will attract wildlife and bear activity, which can result in significant damage.

Summer Patio Furniture

Patio furniture is available for your use during summer months only. All outdoor tables, chairs and loungers are put into storage in the fall, in order to protect the furnishings from winter weather. Barbecue grills, however, do remain outside for your enjoyment.

Winter Driving

Many highways, access roads and/or driveways are steep in Tahoe/Truckee and may be icy in the winter. To ensure your safety, it is critical that during November 1st - April 30th brakes, windshield wipers, defroster, heater and exhaust system are in top condition. Tires need to be properly inflated and the tread must be in excellent condition. Always carry tire chains, even if driving an AWD/4WD vehicle. Make sure the chains are the proper size for your tires and are in working order. You may find valuable winter driving tips from the CHP here. 

Office Holiday Hours

The TLUXP office is closed on New Year’s Day, July 4th, Thanksgiving, and Christmas. Therefore, we are unable to accommodate check-ins and check-outs on these dates. Thank you for understanding.
