There's a reason they call it Home Run: this Big Springs Northstar retreat lets you clip into your skis right in the backyard and glide down Home Run Trail straight to Highlands Gondola, snow conditions permitting, of course. Come lunchtime or day's end, skip the parking lots, the shuttle lines, and the boot-carrying entirely, and ski right back to your own front door instead. It's the kind of convenience that changes the whole rhythm of a ski trip, giving you more time on the mountain and less time getting to and from it. When you're ready for a change of scenery, it's just a short walk to the shops, restaurants, and ice rink at Northstar Village, or hop the gondola for a quick trip over to the Ritz-Carlton for a drink with a view.
Step inside and the home opens up into a huge, light-filled great room with a truly open floor plan, the kind of space that makes everyone want to gather in one place. Walls of windows pull in tons of natural sunshine and frame gorgeous, sweeping mountain views that change with the light throughout the day. A cozy gas fireplace anchors the room for quiet evenings, while a game table off to the side keeps things lively, whether it's a family tournament or a low-key game night after a big day outside. The whole space feels equally suited to relaxing with a book in the sun or hosting a house full of family and friends.
The large kitchen is every bit as impressive, designed with big groups in mind. Barstool counter seating for 5 makes it easy for guests to pull up a seat and chat while someone cooks, and a separate dining table seating 8 means the whole crew can sit down together for meals without anyone feeling squeezed in. It's a kitchen built for shared mornings before hitting the slopes and long, easy dinners once the day winds down.
With 5 bedrooms, 5 bathrooms, and 3,594 square feet of thoughtfully laid-out living space, this home comfortably sleeps up to 12 guests, making it an ideal fit for extended family trips, multi-family getaways, or groups of friends who want plenty of room to spread out while still sharing great communal spaces. The layout of the home itself is thoughtfully designed for multi-generational travel, striking a rare balance between togetherness and privacy. The primary suite sits on one end of the home, complete with its own attached office featuring a Murphy bed, a flexible setup that's perfect for young kids who want to be close to their parents at night, while still giving the grown-ups a true private retreat. Down at the opposite end of the house, the kids take over their own wing entirely, anchored by a fun bunk room suite with its own private balcony and TV, giving the younger crowd a fun, independent space that feels just for them. In between the two ends of the home, a dedicated transition room makes gearing up effortless, stash skis, boots, and gear here before heading straight out the back door to the run, no tracking snow through the house required.
After a full day on the mountain, there's nothing quite like sinking into the small circular hot tub tucked into the backyard, steam rising against the mountain air as the sun starts to set. Or gather everyone back in the great room for a movie night by the fire, game table still out from earlier, everyone still buzzing from a good day outside. Beyond the home itself, guests also enjoy access to the NPOA Recreation Center, which offers pools, hot tubs, a sauna, tennis courts, and more, just a short trip away for those who want even more to do between ski days. A two-car garage adds everyday convenience, and the home's peaceful cul-de-sac setting means quiet, low-traffic surroundings without sacrificing easy access to everything Northstar has to offer.

The NPOA Recreation Center provides guests with access to three pools (lap pool open year round), two hot tubs, dry saunas, fitness facility, game/arcade room, tennis courts, summer camps and clinics, bocce ball & basketball, nature trail, kids playground, massages, swim lessons and summer activities for a daily guest fee. Free shuttles operate between Northstar homes and the Village center.
At Northstar California resort, winter offers downhill skiing & snowboarding plus a cross-country and snowshoe center. Summer offers a lift-accessed mountain bike park and golf. The Village at Northstar offers dining, entertainment, spa services, and shopping options with numerous restaurants and shops, a movie theater, ice skating/roller skating rink, and more. Please note that during the Spring and Fall seasons, when Northstar's winter and summer mountain operations are closed, the Village restaurants and retail outlets run on a modified schedule. Expect limited dining and shopping options during these periods - typically between the end of ski season through late June and after Labor Day through mid-November.

Payment Terms
- Minimum Night Requirements vary by property, season and arrival date. Online booking is available when your length of stay meets the minimum night requirements. If you would like a shorter stay than required online, please call or email our office, and we will be happy to accommodate your request whenever possible.
- Payment Terms: Upon confirmation of the Vacation Rental Agreement, 25% of the base rent (and pet fee, if applicable), as well the full amount of travel insurance (if selected), is due. The balance of the base rent, cleaning fee, and Transient Occupancy Tax (TOT) is due 30 days prior to arrival if the home's cancellation policy is 30 days. For homes with a cancellation policy of 60 days, the balance of the base rent, cleaning fee, and Transient Occupancy Tax (TOT) is due 60 days prior to arrival. If the Agreement is entered into less than 60 days prior to arrival, the total amount is due in full with the signed Agreement. For all payments paid by credit card, a non-refundable credit card processing fee of 3.8% will be added to the total amount. Please inquire and/or review the Vacation Rental Agreement for additional information.
Travel Insurance is offered through Rental Guardian https://tluxp.rentalguardian.com/. If you purchase travel insurance, it is designed to cover prepaid, nonrefundable expenses in the event of certain unforeseen circumstances that may impact your trip. Travel protection may be purchased directly through our secure portal at any time during the booking process, and in some cases may be added to an existing reservation, subject to eligibility requirements. Please note: Travel insurance is not available for reservations over $150,000.
The two coverage options are Standard Travel Protection or Cancel For Any Reason (CFAR) Protection. Standard Travel Protection is available to residents of the United States, Canada (excluding Quebec), and select international countries. Coverage may be purchased at the time of booking or up to 24 hours prior to check-in. Cancel For Any Reason (CFAR) Protection is available to residents of the United States and Canada (excluding Quebec and New York). This coverage must be purchased within 14 days of the initial booking and is not available for reservations made within 30 days of arrival.

Pet Policy
Not all homes allow pets. For the homes that consider pets, written approval is required PRIOR to allowing any pet to be present at the property at any time. If approval is granted, a Pet Addendum must be signed and a pet fee must be paid. Only approved dogs are permitted. Dogs under one year of age, cats, or any other pets are not allowed. We are happy to assist in locating a dog-friendly home for you.
What is Provided at Your Vacation Rental Home
Our homes are fully stocked with essentials so you can relax upon arrival. Before packing, view our complete Home Supply List. Once the booking is confirmed you will be provided a link to login to your personal guest portal. This portal will provide essential details about your vacation rental, such as directions to the property, key access, appliance usage instructions, Wi-Fi code, restaurant recommendations, and check-out procedures.
Mail & Package Delivery
- USPS does not deliver to your vacation rental home. Mail sent via USPS will be returned. Use FedEx or UPS for deliveries during your stay. Do not leave food deliveries unattended. It will attract wildlife, especially bears.
- If you need to send packages before your arrival, contact our office to arrange delivery to our business address via UPS or FedEx.
- With Ship Skis you can arrange door-to-door transportation for your ski gear and luggage straight to your Tahoe Luxury Properties vacation rental and back home.
Outdoor Furniture, BBQ Grills & Fire Pits
- Patio furniture is available from Memorial Day Weekend through early fall (weather permitting). Furniture is stored during winter months to prevent damage.
- Most homes have gas BBQs available year-round. Please inquire if this is an essential amenity for your winter stay. Charcoal grills, wood-burning fire pits, and open flames are strictly prohibited.
- On Red Flag Warning days (high fire risk), the use of gas BBQs and fire pits are strictly prohibited. It is Renter's responsibility to know if a red flag warning has been issued. Stay informed by tuning into 1630 AM radio; following the North Tahoe Fire Protection District on Facebook or Twitter (X); checking signage outside district fire stations; reviewing the National Weather Service forecast. Bear Safety
Black bears are active in both Lake Tahoe and Truckee. Improper food storage can lead to serious property damage and safety issues. Do not leave food, trash, or scented items outdoors or in your vehicle. Always lock the doors and windows of the home and your car when unattended. Intentionally leaving food out for bears is illegal. Review our Bear Aware Addendum for more information on staying safe and protecting our local wildlife.

Winter Driving (Nov 1st – April 30th)
Driving in the snow-covered mountains of California and Nevada can be both enjoyable and occasionally challenging. Roads and driveways may be steep or icy, and conditions can change quickly. To ensure safe and smooth travel, the California Highway Patrol offers valuable winter driving tips. You can find more information from the CHP here. Make sure your vehicle is winter-ready, with brakes, tires, wipers, and the heater all in top condition. All vehicles, including AWD/4WD, should carry properly-sized tire chains.

Short-Term Rental County Rules
TLUXP manages homes across five counties, each with specific regulations for short-term rental permits. We appreciate your cooperation in following these rules, which are also included in your signed Vacation Rental Agreement.
- Maximum Occupancy: No gatherings, events, weddings, or group functions exceeding the occupancy limit listed in your agreement are allowed.
- Parking: Street parking is prohibited. All vehicles, boats, and trailers must be parked in the garage or driveway.
- Quiet Hours: Quiet hours are from 9 pm to 8 am, seven days a week. Noise should not be heard from the property line. Please keep noise levels low to avoid disturbing neighbors.
- Lights Out: Exterior lights must be turned off between 10 pm and 7 am unless necessary for safety. All lights must be turned off to prevent nuisance to neighbors.
- Trash: Due to wildlife in the area, trash must be stored in the metal, bear-resistant trash bin provided. Trash day is posted at the home. Do not leave trash outside.
- Hot Tub: The hot tub can only be used between 8:00 am and 9:00 pm.
- Smoking: Smoking is strictly prohibited inside or outside the home.
