Here, you get the best of both worlds. The Duck House sits on a serene and private cul-de-sac where the air seems crisper, the sky appears bluer and you can actually hear the birds chipping. It is quintessential Tahoe. Sitting on the back patio surrounded by healthy perennially bushes, lush lawn, colorful stone pavers and glorious sunshine, this is the ideal location for uninterrupted relaxation. But, when activity and entertainment are on the schedule, then look no further. The Duck House boasts amenities that are seldom, if ever, found together in one vacation home: a gated swimming pool with a water slide, music system, natural gas barbecue and lounging area; a private, nine-seat theater with leather lounge chairs and Dolby Atmos surround sound system; a billiards room with television; a hot tub for eight; and, a fire pit for perfecting the ideal s'more.

Technology and state-of-the-art updates were key considerations when The Duck House was remodeled. The driveway and back patio are heated automatically using an underground hydronic heating system. Every room has its own television and all televisions use high speed connections for streaming television or music. The home is controlled by a Savant whole home entertainment system that manages music throughout the property. For guests with electric vehicles, there is a 220V plug installed in the garage to accommodate electric vehicle chargers.

Inside, comfort was on the forefront of the owner's mind when selecting everything from linens, down comforters and pillows to the towels and furnishings. The bright living room has seating for 10 guests in large, cozy couches. The spacious family room has a wood-burning fireplace with a sitting area, wet bar and a four-seat game table. The dining table is custom crafted. The den / library offers even more options for lounging and conversing. The spacious kitchen is outfitted with every appliance a chef would desire to construct and serve an incredible family meal. Finally, The Duck House offers the unique feature of a whole house generator system that switches on when the power goes out and air conditioning throughout the entire home, which is rarely provided in Lake Tahoe.

Please be advised that access to Incline Village's three private beaches is limited to property owners only. The recreation center is open to the public, for a daily guest fee. The rec center includes a heated swimming pool, basketball court, fitness equipment and classes, tennis courts, pickleball courts, and three bocce ball courts. There is no fee to enjoy the pump track and disc golf course at the rec center.
Enjoy Village Green and the Incline Village Fitness Trail (an 18-station exercise course adjacent to the Village Green. The 8/10 of a mile course winds through the forest next to Incline Creek. The course contains accessible walking, running, snowshoeing, biking & exercise trails). Dogs welcome when organized activities are not scheduled.

*Note: The guest house and the gated swimming pool area are only available for use June 15th - September 15th. This is also weather dependent. Guests must sign liability waiver for use of the pool.

Payment Terms

Minimum Night Requirements vary by property, season and arrival date. Online booking is available when your length of stay meets the minimum night requirements. If you would like a shorter stay than required online, please call or email our office, and we will be happy to accommodate your request whenever possible.
Payment Terms: Upon confirmation of the Vacation Rental Agreement, 25% of the base rent (and pet fee, if applicable), as well the full amount of travel insurance (if selected), is due. The balance of the base rent, cleaning fee, and Transient Occupancy Tax (TOT) are due 60 days prior to arrival. If the Agreement is entered into less than 60 days prior to arrival, the total amount is due in full with the signed Agreement. For all payments paid by credit card, a non-refundable credit card processing fee of 3.8% will be added to the total amount. Please inquire and/or review the Vacation Rental Agreement for additional information.
Cancellation Policy: For stays that are 29 nights or less, a written cancellation must be received 60 days prior to the arrival date. For stays that are 30-59 nights, a written cancellation must be received 90 days prior to the arrival date. For stays that are 60 nights or longer, a written cancellation must be received 120 days prior to the arrival date. For cancellations made prior to the non-refundable deadline, a 10% cancellation fee is applied. This fee is subject to applicable county TOT. Cancellations made after the canclleation deadlines will not be refunded. Travel insurance premiums are non-refundable at all times.
Travel Insurance is offered through CSA/Generali Global Assistance. Insurance covers the cost of a cancellation or trip interruption due to unforeseen conditions such as illness or road closures. Coverage may be provided in certain circumstances for baggage delay, theft, medical & dental expenses, or emergency assistance. Please inquire for greater details and/or limitations.

Fantastic Luxury House

This house is perfect for a large group. It is furnished with mostly Restoration Hardware furniture in a tasteful manner. The beds are very comfortable with nice bedding. The kitchen is fully stocked with everything you may need. The pool table is a great plus as is the very nice movie theater. There are two wine refrigerators if you are a wine connoisseur! We didn’t use the spa but it was large and clean. We were a group of 14 and had a great time in this place. Hope to visit again.

Amazing place for big group

We were having a multi-generational family trip and this was the perfect property! So many places for small group conversations or games, but plenty of room for us all to eat together. Theater and pool table were in use every minute. There is a downstairs bed and bath for the seniors so they could avoid the stairs, and one cozy “den” with couches, fireplace and Tv that also has a door when the rest of the group gets too noisy. We had 16 people and everyone loved the house. Nice neighborhood for a walk in the snow. We were all wishing we’d get snowed in for a few more days. This place is a 10/10. Don’t hesitate to rent it. We can’t wait to come back and do it again in the summer.

Amazing Home

We had a large multi-generational group and everyone loved the house. There was plenty of room to all be together at the dinner table, but we could also all spread out and have time in small groups to watch movies, play pool, play games, read, sit in the hot tub, or be alone in our comfy rooms. We loved that there was a full bedroom and bath on the first floor for our senior family members. We hadn't even noticed the view of the lake in any of the photos, so those sunsets were an added bonus. The Tahoe Luxury Property contacts were very helpful with everything we needed. We can't wait to rent it again in the summer and have use of the pool! 10/10 vacation spot!

We love The Duck House! Thanks for inviting us into this lovely home. Shortly after we checked in, the handyman crew arrived at 4pm to service the trash compactor. Everyone was friendly and respectful, so it was not a problem at all. Our kids enjoyed sledding in the backyard all day. And the theater room has been perfect for watching football and “play performances“ from our kids. We were sad to leave tomorrow, but look forward to our next visit!

My large family and I stayed at The Duck House, and we have never been so impressed with a home! Not only is it gorgeous, but every detail was thought out. The layout was perfect for our large family, tons of living spaces that we enjoyed, especially the game room! The kitchen was full of cooking utensils, and the table actually sat our entire group! It was a perfect home to stay in, and genuinely felt like it was home. The beds were all comfortable, the sheets and blankets were soft and clean, and the towels were fresh and fluffy. It was the little things that made this feel so luxurious. We had a wonderful time and were already talking about booking it again for next year! Not to mention Jennifer being there for us the entire time, checking in for any questions we had. We loved our stay. Could not recommend it more.

A Wonderful Tahoe Family Getaway

The Duck House is a gorgeous home with beautiful furnishings and many amenities. The large lot is beautifully landscaped with many blooming flowering plants adding to our enjoyment. Our family of 8 adults and 7 children found the home spacious and comfortable with bedrooms for all. The bedrooms are big and beds comfortable. The home theater and swimming pool with slide were a big hit with the kids. The home is impeccable but the pool could use the some attention. It does appear aged and worn and could use new plaster. Also there were no instructions as to how to operate the pool slide requiring us to call and get instructions from Tahoe Luxury Properties. Instructions for the slide should be on site. Tahoe Luxury Properties is far and away the most professional of all the property management companies in the Tahoe area. Their customer service is top notch and they responded quickly to any concerns, needs or questions we had during our stay. The Duck House is a 5 star experience offering many amenities and comfort not found in many rental homes. We will definitely return to The Duck House for any future trips to Lake Tahoe.

Duck House

My family and I stayed here for my wedding. The location was great, as we got married on Sand Harbor beach. First, the initial post is very misleading as it does NOT hold 18 people, unless a certain number are kids. We had 16 adults and they would not allow us all to stay, therefore one couple had to stay at a hotel which was fine (even though we had two full bedrooms open), but still misleading. Several rooms had a lot of flies in them, quite a few remotes did not work for fire places / tvs, loose shower faucet, and the sound system kept going in and out. They kindly opened the pool for us, but the bottom was very nasty so no one really wanted to get in. There were also not enough towels and wash cloths for the amount of rooms the house had. We had to wash them everyday. The hot tub was great, the rooms were neat, they kindly let us check in early / out late, and there were plenty of wonderful spaces to hangout. All this to say, there were room for improvements, but we had a good experience and loved our time in Tahoe.

We take all our reviews quite seriously and were surprised to learn of the issues you had during your stay. We do have noted that the pool was serviced on 6/13, the day of your arrival. The remotes for televisions and fireplaces were also checked and appeared to be working at that time, so we do apologize for any problems that you encountered. While we have never had guests complain of the towel count at this home, we now plan to add more, so we very much appreciate this feedback. Please know that we are here to assist throughout your stay, and we do love to address any issues while you are here, so that you are free to enjoy your stay with ease. Travel Insurance

We recommend purchasing travel insurance through Generali Global when signing your rental agreement. It helps protect your prepaid, nonrefundable trip costs in case of unforeseen events such as illness or lengthy road closures.

Written Permission Required for Pets

Not all homes allow pets. Written approval for pets must be obtained PRIOR to allowing any pet to be present on or about the home. If approval is granted, a Pet Addendum must be signed. We are happy to assist in locating a pet friendly home for you.

What is Provided at Your Vacation Rental Home

Our homes are fully stocked with essentials so you can relax upon arrival. Before packing, view our complete Home Supply List. Once the booking is confirmed you will be provided a link to login to your personal guest portal. This portal will provide essential details about your vacation rental, such as directions to the property, key access, appliance usage instructions, Wi-Fi code, restaurant recommendations, and check-out procedures.

Mail & Package Delivery

USPS does not deliver to your vacation rental home. Mail sent via USPS will be returned. Use FedEx or UPS for deliveries during your stay. Do not leave food deliveries unattended. It will attract wildlife, especially bears.
If you need to send packages before your arrival, contact our office to arrange delivery to our business address via UPS or FedEx.
With Ship Skis you can arrange door-to-door transportation for your ski gear and luggage straight to your Tahoe Luxury Properties vacation rental and back home.

Outdoor Furniture, BBQ Grills & Fire Pits

Patio furniture is available from Memorial Day Weekend through early fall (weather permitting). Furniture is stored during winter months to prevent damage.
Most homes have gas BBQs available year-round. Please inquire if this is an essential amenity for your winter stay. Charcoal grills, wood-burning fire pits, and open flames are strictly prohibited.
On Red Flag Warning days (high fire risk), the use of gas BBQs and fire pits are strictly prohibited. It is Renter's responsibility to know if a red flag warning has been issued. Stay informed by tuning into 1630 AM radio; following the North Tahoe Fire Protection District on Facebook or Twitter (X); checking signage outside district fire stations; reviewing the National Weather Service forecast. Bear Safety

Black bears are active in both Lake Tahoe and Truckee. Improper food storage can lead to serious property damage and safety issues. Do not leave food, trash, or scented items outdoors or in your vehicle. Always lock the doors and windows of the home and your car when unattended. Intentionally leaving food out for bears is illegal. Review our Bear Aware Addendum for more information on staying safe and protecting our local wildlife.

Boating: Buoys & Piers

If your rental includes buoy or pier access, please refer to the Buoy, Mooring Line, and Pier Addendum for full details.

Piers are for pick-up/drop-off only (max 30 minutes). Never leave boats unattended or anchored without supervision.
Lake Tahoe water levels varying depending on seasonal snowfall, affecting the depth for safe pier access.
Check weather conditions before venturing out and be advised that Lake Tahoe weather can change quickly.

Winter Driving (Nov 1st – April 30th)

Driving in the snow-covered mountains of California and Nevada can be both enjoyable and occasionally challenging. Roads and driveways may be steep or icy, and conditions can change quickly. To ensure safe and smooth travel, the California Highway Patrol offers valuable winter driving tips. You can find more information from the CHP here. Make sure your vehicle is winter-ready, with brakes, tires, wipers, and the heater all in top condition. All vehicles, including AWD/4WD, should carry properly-sized tire chains.

Short-Term Rental County Rules

TLUXP manages homes across five counties, each with specific regulations for short-term rental permits. We appreciate your cooperation in following these rules, which are also included in your signed Vacation Rental Agreement.

Maximum Occupancy: No gatherings, events, weddings, or group functions exceeding the occupancy limit listed in your agreement are allowed.
Parking: Street parking is prohibited. All vehicles, boats, and trailers must be parked in the garage or driveway.
Quiet Hours: Quiet hours are from 9 pm to 8 am, seven days a week. Noise should not be heard from the property line. Please keep noise levels low to avoid disturbing neighbors.
Lights Out: Exterior lights must be turned off between 10 pm and 7 am unless necessary for safety. All lights must be turned off to prevent nuisance to neighbors.
Trash: Due to wildlife in the area, trash must be stored in the metal, bear-resistant trash bin provided. Trash day is posted at the home. Do not leave trash outside.
Hot Tub: The hot tub can only be used between 8:00 am and 9:00 pm.
Smoking: Smoking is strictly prohibited inside or outside the home.
